02. What Office Cleaning at Bling Bling covers

The scope of work in Lower Austria at a glance — what the contract says and what actually happens on site. Bling Bling is a member of the Austrian Economic Chamber (WKO).

Sanitary areas and showers on the floor

WCs, washbasins, urinals, showers and changing rooms are worked with separated materials and a pad change, one pad per area and nothing going back into the solution. Floor gullies are topped up so that the trap seal does not dry out and draw drain odour onto the floor.

Server room and technical surroundings

In the technical room the work is dry: dust off housings, ventilation grilles, cable trays and the floor in front of the cabinets; nothing is sprayed and no panel is opened. Raised floor tiles are not lifted, and pockets of dust underneath are reported to the operator.

Glass partitions, acoustic elements and signage

Full-height glass walls, doors and the areas around fittings are worked streak-free on both sides, with regard for screen printing, applied lettering and frosted film, which tolerate neither an abrasive nor a blade. Acoustic baffles and felt panels are vacuumed, not wiped.

Printing, copying and post area

Toner and paper dust settle as a fine, electrostatically adhering film on housings, trays and floor. The work is dry and picking up rather than damp and spreading; paper trimmings and staples are removed, and the machines themselves are not opened.

High-level surfaces, blinds and window sills

Cabinet tops, ceiling baffles, luminaire diffusers, ventilation outlets, slatted blinds and window sills carry the dust that sits above eye level in an office and is kept in circulation by the ventilation. These surfaces run in the plan on their own, lower frequency.

Waste collection point and separation system

Collection containers are emptied, worked on the inside and fitted out dry, and the separation system is operated by fraction. Containers for confidential document destruction stay closed and are neither opened nor decanted.

03. Office Cleaning: Bling Bling vs. the competition

Office cleaning is offered by many providers in Vienna. What is different at Bling Bling Premium Reinigung: the same permanently employed, discreet member of staff without subcontractors — whoever quotes also carries out the work — IT equipment cleaned as the material requires, a written schedule of services, arranged cover, digital reporting and €3m public liability. A family firm since 2014, paying above the collective agreement. In Lower Austria, Bling Bling works with the same core team that knows the building.

06. 10 reasons for Office Cleaning from Bling Bling

What a cleaning company has to be measured against — and which of it can be verified.

1In business since 2014

A family firm, not a franchise and not a broker — whoever quotes also carries out the work.

2Registered core team

Permanently employed and properly registered. No chain of subcontractors where nobody is liable at the end.

3The same people every time

The team knows the building, the access and the routines. Cover is arranged and named in advance.

4€3m public liability

Personal injury, property and financial loss covered; the certificate is attached to the quotation.

5RKI/VAH-listed agents, HACCP

Listed agents, trained staff, a cleaning and disinfection plan for each building.

6Multilingual

German, English and five further languages — the briefing gets through.

7Price in writing, fixed after the visit

A flat price over the phone rarely holds. After the visit the framework is set out in writing. A monthly flat rate applies to weekly recurring cleaning; one-off and deep cleans by effort - hourly, per square metre or flat - travel included.

8Dated proof

Record of each visit and photo documentation, reported monthly.

9IT surfaces without moisture

Screens, docking stations, telephones and the server surroundings are worked dry to barely damp, never sprayed, and no device is operated or unplugged.

10Access, alarm and keys under a written record

Access, alarm code and key handover are set out in writing and logged for each visit, so that on a floor with several tenants it remains traceable who was in the building and when.

08. Office Cleaning for 5 typical situations

The same service looks different depending on the occasion — these five situations come up most often.

Law and tax practices

NDA, the highest discretion — see law office cleaning.

Agencies and coworking

Presentable shared areas and meeting rooms.

Office towers and office floors

From the 1st district to the Danube City, one point of contact.

Moving to desk sharing

Once workstations are no longer permanently assigned, cleaning shifts from the area to the contact points: desktop, docking station, monitor edge, chair armrest and telephone after every change of user.

After a longer vacancy or a period of home working

After weeks without use, gullies are dry, water stands in the pipes and dust lies evenly over every surface. We work the surfaces and the high level, top up the trap seals and report findings of stagnation in the drinking water installation, for which ÖNORM B 5019 sets the framework.

★ Worth knowing

What is often misjudged about Office Cleaning

Said up front, on the facts — not after the invoice.

Screens and touch surfaces tolerate neither alcohol nor spray mist

Modern displays carry anti-reflective and oleophobic coatings that are attacked by alcohol-based or ammonia-based cleaners — it becomes visible as a cloudy haze that can no longer be removed, usually weeks after the damage was done. The second mistake is spraying onto the surface: the liquid runs into the gap between panel and frame and creeps in by capillary action, where it produces tide marks and, in unfavourable cases, damage to the electronics. The correct approach is: microfibre dry or lightly dampened, moisture always onto the cloth and never onto the device, keyboards and docking stations dry and vacuumed, and in case of doubt the manufacturer's approval. That is also why screen surfaces appear in our plans as an item of their own and do not simply run along with furniture surfaces.

Carpet does not get cleaner if more water is put into it

Textile floor coverings are built to their use class — in offices usually the commercial classes under EN ISO 10874 — and they hold their appearance through vacuuming and interim cleaning, not through wet processes. With spray extraction, moisture remains in the backing layer, and as it dries the dissolved dirt travels back up with the water: those are the stains that reappear two days after cleaning. Surfactant residues make it worse, because they bind fresh dirt and the covering goes grey again faster than before. That is why in offices we work mainly with brush vacuuming and pad interim cleaning, use extraction selectively and with suction, and treat stains from the outside in without rubbing, because friction mats the pile and leaves a dull patch that stays for good.

Office dust is largely abrasion, and it comes back from above

What lies as dust in an office is fibre abrasion from textiles and carpet, paper dust, skin flakes and particles from printers. The fine fraction of it stays in the air, settles on horizontal surfaces above eye level — cabinet tops, luminaires, ventilation outlets, ceiling baffles — and is redistributed every time the ventilation starts up or a door is opened. Anyone working only desks and floors is working against a reservoir that sits above them. That is why high-level surfaces belong in the plan with a frequency of their own. The ventilation system itself has to be kept separate from that: its hygiene and cleaning are governed by ÖNORM H 6021 and VDI 6022, which is specialist cleaning with access to the plant and not a surface service — we work the outlets and report it when there is a visible deposit behind them.

●. Frequently asked questions about Office Cleaning in Lower Austria

What does “Printing, copying and post area” mean with our office cleaning in lower austria in Vienna, Graz, Linz and Salzburg?

Toner and paper dust settle as a fine, electrostatically adhering film on housings, trays and floor.

What does Office Cleaning cost?

You get a price in writing even before the site visit; the site visit turns it into a fixed price. We look at surfaces, access and time windows, and then the cost framework is set out in writing with a schedule of services. What changes the price: the area, the frequency, the condition at handover and the time of day the work is done. Two rules apply everywhere: a monthly flat rate is only offered for recurring cleaning at least once a week, including stairwells. One-off jobs, first cleans and deep cleans are billed by effort - depending on the service by the hour at a higher rate, by square metre or as a flat price - and travel time there and back counts.

Is the site visit really free?

Yes, free of charge and without obligation. It is the only way to quote seriously, so we treat it as part of the offer, not as a service to be paid for.

Does the same person come every time?

Yes. The team is permanently employed and knows the building, the access arrangements and the routines. Cover is arranged in advance and named, and it works from the building log, not from a verbal handover.

Is your staff properly registered?

All of them, with social insurance. No chain of subcontractors in which nobody is liable at the end. Proof is provided on request.

What insurance is in place?

Public liability of €3m, covering personal injury, property damage and financial loss. The certificate is attached to the quotation.

What happens if something is not right?

It is put right within 48 hours, in writing, at no extra cost. Measured against the schedule of services and a joint inspection, not against an impression.

Can you work outside business hours?

Yes — early, late, at weekends or on public holidays. In occupied buildings, daytime cleaning in sections is often the better option, because the client sees the work and can raise anything immediately.

Do I have to provide materials or a room?

Materials and equipment we bring. What helps is a lockable store with a slop sink, space for the trolley and somewhere for pads to dry — damp pads in a closed bag are the most common source of smell in an otherwise clean building.

What notice period applies?

The contract is open-ended with three months' notice. There is no minimum term and no automatic extension by the year.

Do you also work in English?

Yes — German, English and five further languages. The briefing gets through, which matters more on site than it sounds.

Which documents do I get?

A schedule of services with frequencies, a dated record of each visit, photo documentation before and after, and a monthly report.

How quickly can you start?

Usually within a few working days of the quotation being accepted. Short-notice jobs are most readily possible in Vienna, because travel times within a district are short.
