Deep Cleaning in Graz

02. What Deep Cleaning at Bling Bling covers

The scope of work in Graz at a glance — what the contract says and what actually happens on site.

Rubber abrasion, heel marks and scuff marks

In entrance zones, in front of lifts and in the walking lines, sole rubber sits as a closed layer. It comes off dry with a pad or an eraser disc, not with more water.

Controlling drying and the room climate

Air movement, dehumidifiers and window ventilation as required, and measurement of residual moisture on textiles. With high humidity no layer dries in the planned time, and the release then moves.

Establishing the flooring and the existing build-up

Before the first pad, we establish what is lying on the floor: polymer film, wax, oil or nothing. A small test patch shows what dissolves and which pad the flooring will tolerate.

Dissolving the old maintenance film

A deep cleaner in the alkaline range, applied generously and with contact time, then mechanical action with a single-disc machine at low speed or a scrubber-drier. Pad and brush are chosen according to the flooring, not according to how dirty it is.

Picking the dirty solution up before it dries on

The dissolved solution is wet-vacuumed and not pushed around. If it dries on, the dissolved film settles again and the pass was an exercise for nothing.

Neutralising and checking the substrate

A rinse pass, and a second one if needed, until the substrate is neutral and free of residue. Only then is a decision taken on drying and rebuilding.

In Graz the semester sets the rhythm: student halls, institutes and lecture buildings are only free in the weeks between semesters, and that is the window for floors and sanitary areas. Buildings in the steep hillside locations to the west often have no vehicle access to the door, which is why smaller machines and more hand work on edges and stairs are planned in. Because of the fine dust situation in the basin, a newly built-up maintenance film goes grey faster in winter, which is why in buildings with heavy public footfall we prefer mechanical treatment to coating.

03. Deep Cleaning: Bling Bling vs. the competition

Deep cleaning is mostly sold as more thorough mopping; in fact it is two separate pieces of work: removing one layer and building up a new one. Anyone who does not establish the flooring beforehand makes the mistake not in the product but in the method — and that only shows weeks later as streaking, as a grey haze or as a coating coming away in the walking line. We establish the flooring and the existing build-up from a test patch, work with contact time rather than overdosing, neutralise before rebuilding and plan the drying times into the sequence. What it costs we say after the site visit, because the condition, the type of flooring and the furniture determine the effort, and not the bare square metre figure. In Graz, Bling Bling works with the same core team that knows the building.

06. 10 reasons for Deep Cleaning from Bling Bling

What a cleaning company has to be measured against — and which of it can be verified.

1In business since 2014

A family firm, not a franchise and not a broker — whoever quotes also carries out the work.

2Registered core team

Permanently employed and properly registered. No chain of subcontractors where nobody is liable at the end.

3The same people every time

The team knows the building, the access and the routines. Cover is arranged and named in advance.

4€3m public liability

Personal injury, property and financial loss covered; the certificate is attached to the quotation.

5RKI/VAH-listed agents, HACCP

Listed agents, trained staff, a cleaning and disinfection plan for each building.

6Multilingual

German, English and five further languages — the briefing gets through.

7No price without a site visit

A flat price over the phone rarely holds. After the visit the framework is set out in writing.

8Dated proof

Record of each visit and photo documentation, reported monthly.

9Drying equipment is part of the kit

Blowers, dehumidifiers and moisture measurement come with us, so that the area can actually be released at the agreed time.

10A phasing plan rather than a full closure

Zones are worked one after another and handed back individually with a photograph, so that operations continue in the remaining areas.

08. Deep Cleaning for 5 typical situations

The same service looks different depending on the occasion — these five situations come up most often.

An annual visit for the kitchen, sanitary areas and secondary surfaces

Deep cleaning is not only floors: tile grout, limescale on taps, the film of grease above the hob, ventilation grilles, the gaps between radiator panels and window frames all run in the same cycle.

A change of tenant on an office floor

Between the handback and the takeover lies the only window in which the space is empty. Floor, sanitary areas, fitted elements and vertical surfaces all run in one go.

A residential complex stairwell after years of mop dressing

On terrazzo, magnesite and cast stone lies a saturated film of mop dressing that makes the whole surface grey. It is taken off and the flooring built up mechanically.

After water damage and the drying phase

Screed dust, marks from the drying equipment, salt efflorescence at the skirting junction and tape marks from the coverings. The pass only begins once the drying has been signed off.

A holiday window in a school or nursery

The single week without operation dictates the sequence: rooms one after another, furniture stacked, release before the first day of term. The plan is set out in hours.

★ Worth knowing

What is often misjudged about Deep Cleaning

Said up front, on the facts — not after the invoice.

Textile flooring dries more slowly than the plan assumes

After spray extraction, residual moisture stays in the pile and in the backing; how quickly it leaves depends on the air change, the room temperature and the relative humidity, and not on the clock time in the programme. If a carpet stays damp too long it smells, and where the construction contains natural fibre a brownish discolouration can strike through from below, which is no longer soiling. That is why we work with a small volume of solution, vacuum several times afterwards and use blowers or dehumidifiers, rather than opening a window at night and hoping for the weather. Furniture and office swivel chairs only go onto a dry surface, because castors and metal glides leave imprints and rust spots on a damp pile.

Slip resistance does not survive the wrong aftercare

Floors in kitchens, wet areas and workshops are classified in assessment groups from R 9 to R 13, and that effect arises from the surface texture and the displacement space of the tile. A film-forming dressing or a coating closes the texture off — the surface looks better after the deep clean and is more dangerous than before, and that only becomes apparent with the first fall. In these areas we therefore deep clean with a grease-dissolving product, work it mechanically and hand it over without a maintenance film. On surfaces with an assessment group, that decision goes into our record, so that it can afterwards be traced why nothing was applied.

The dirt sits in the maintenance film, not on the flooring

Dressing products form a thin plastic film that protects the flooring and takes up dirt as it does so; after enough passes it is saturated, has yellowed and is merely redistributed by each mopping pass. That is why a higher dose achieves nothing — it takes a deep cleaner in the alkaline range, contact time and mechanical action to swell and release the layer. The decisive step comes afterwards: the solution has to be picked up wet before it dries on, or the dissolved film precipitates again across the whole area and the result is worse than the starting condition.

●. Frequently asked questions about Deep Cleaning in Graz

What does Deep Cleaning cost?

There is no price before the site visit, and a figure given over the phone rarely holds. We look at surfaces, access and time windows, and then the cost framework is set out in writing with a schedule of services. What changes the price: the area, the frequency, the condition at handover and the time of day the work is done.

Is the site visit really free?

Yes, free of charge and without obligation. It is the only way to quote seriously, so we treat it as part of the offer, not as a service to be paid for.

Does the same person come every time?

Yes. The team is permanently employed and knows the building, the access arrangements and the routines. Cover is arranged in advance and named, and it works from the building log, not from a verbal handover.

Is your staff properly registered?

All of them, with social insurance. No chain of subcontractors in which nobody is liable at the end. Proof is provided on request.

What insurance is in place?

Public liability of €3m, covering personal injury, property damage and financial loss. The certificate is attached to the quotation.

What happens if something is not right?

It is put right within 48 hours, in writing, at no extra cost. Measured against the schedule of services and a joint inspection, not against an impression.

Can you work outside business hours?

Yes — early, late, at weekends or on public holidays. In occupied buildings, daytime cleaning in sections is often the better option, because the client sees the work and can raise anything immediately.

Do I have to provide materials or a room?

Materials and equipment we bring. What helps is a lockable store with a slop sink, space for the trolley and somewhere for pads to dry — damp pads in a closed bag are the most common source of smell in an otherwise clean building.

What notice period applies?

The contract is terminable monthly. There is no minimum term and no automatic extension by the year.

Do you also work in English?

Yes — German, English and five further languages. The briefing gets through, which matters more on site than it sounds.

Which documents do I get?

A schedule of services with frequencies, a dated record of each visit, photo documentation before and after, and a monthly report.

How quickly can you start?

Usually within a few working days of the quotation being accepted. Short-notice jobs are most readily possible in Vienna, because travel times within a district are short.
