An inspection with an inventory

Fitted kitchens, cupboards, shelving, light fittings, floor coverings, curtain tracks and wall panelling are taken apart and taken away, so that the flat is empty and not half empty.
A final clean ready for handover
After the clearance there is a clean: floors, windows, sanitary fittings, kitchen connections. The condition and meter readings are photographed and handed over with a date.

Nothing is thrown away before the probate proceedings
As long as the estate has not been formally transferred to the heirs by court order, the household contents do not belong to the relatives, and individual heirs cannot decide on the clearance by themselves. In practice that means: records, savings books, insurance policies and keys are secured and handed over, and the clearance itself only carried out after release. We document the condition before starting, so that nobody later has to guess what was there.
Hazardous materials and old appliances may not go into bulky waste
Paint and varnish remains, solvents, aerosol cans, fluorescent tubes, batteries, rechargeable cells and medicines go to the hazardous waste collection point. Refrigeration and air conditioning appliances contain refrigerant and have to be accepted as waste electrical equipment with the circuit intact — a torn-off compressor unit makes the acceptance more expensive. In older buildings, night storage heaters and old vinyl tiles complete with adhesive come on top of that: we leave those in place and say so, rather than taking them away.
Swept clean and cleaned are two different conditions
Swept clean means cleared and roughly swept, without nails, plugs and residual waste — no more than that. What the landlord or the housing cooperative requires at the handback is in the tenancy agreement and the handover record and often goes beyond it: redecorating, floor cleaning, removal of the tenant's own fittings. At the inspection we say which condition is required and what additionally has to be done for it.
