The stairwell is an escape route, not a store room
Prams, cupboards, tyres and waste paper in the stairwell are fire load and an obstruction; when it matters, what counts is the clear width, and the smoke from burning plastics in the stairwell makes the only escape route unusable. Official orders to clear it are addressed to the owner, not to whoever left the items. We document such storage with a photograph and the date, so that the property manager can act.
Clearing and gritting is a time window, not a day's work
Under section 93 of the Austrian road traffic act, the owner is responsible for the pavement and the footway along the property between six in the morning and ten at night; where there is no pavement, for a strip at the edge of the road. If you delegate it, the duty to choose and supervise the contractor stays with you. That is why we log every round with the time and the material used — that is the difference between an assertion and proof.
Stone floors in older buildings do not forgive an all-purpose cleaner
Terrazzo, cast stone, Solnhofen slabs and marble steps contain lime. Vinegar cleaners and other acidic agents dissolve the surface, leaving matt patches that can only be dealt with mechanically. We work pH-neutral there, with a maintenance product rather than a gloss film, because a film building up on steps turns them into a slipping hazard.
