At the plinth, rising damp, splash water and road salt residue all come together. That area is worked separately, and it is checked whether render is already missing under the deposit.
In the Graz old-town conservation area it is not the cleaning plan that decides but the agreement: method, pressure and agent are settled in advance for protected facades, and the expert commission has the last word. Then there is the basin setting: in the winter inversion, particulates settle on the facades as a grey film, and the intervals are accordingly shorter than in the surrounding country. Old brick and natural stone have a protective skin that can be lost
Historic facing brick, sandstone and limestone carry a denser, weathered outer zone at the surface that protects the stone. High pressure, hard brushes and sandblasting take it away with them; afterwards the stone absorbs more water, soils faster and weathers further. In protected stock the work is therefore done with poultices, at low pressure or with soft media in a vortex process, in agreement with the responsible authority — and always on the test area first.
Dirt streaks are usually a question of construction
Streaks under window sills, at parapets and beside downpipes form where water cannot drip clear: a missing or too short drip edge, flashing connected wrongly, a blocked gutter, an open joint. Cleaned off, they disappear, and with the next driving rain they come back in the same place. In the preliminary survey we show which streak comes from a building element and put it on record, so that the cause is dealt with at the next trade appointment.
Not every grey film is dirt
On north and shaded elevations the deposit sits in the structure of the render as algae and lichen growth; on limestone and exposed concrete it may be efflorescence or leaching. The two behave differently: growth returns after a few years unless there is follow-up treatment, while efflorescence is a moisture question in the building element and keeps returning as long as the moisture is there. We distinguish the two in the preliminary survey and say what the cleaning will achieve and what is a matter for repair.
