Cleaning quality is measurable, and it is measured by sampling

There is a standard for exactly this in cleaning services: ÖNORM EN 13549 describes how a quality measurement system is built — form room groups, define test criteria for each type of surface, set a sample size and an acceptance limit, and inspect at fixed intervals. Two things follow from that, and both save a great deal of argument in practice. First: the inspection takes place shortly after the work. An assessment late in the afternoon measures the day's use, not the morning's cleaning, because soiling begins with the first person through the door. Second: regular cleaning is visual cleaning at set frequencies, not deep cleaning. If a surface does not look the way the client expects even though the work was performed correctly, the problem is usually not the work but the frequency, or a periodic step missing from the schedule. That is why we write the schedule before the cycle begins and measure against it when the question arises — instead of negotiating afterwards over impressions.

Dosing, water hardness and the pad matter more than the product

The most common mistake in regular cleaning is overdosing. Too much cleaner leaves a surfactant film that binds dirt — the surface goes grey again faster, and in the entrance it becomes slippery when wet. That is why dosing goes through a dosing unit and not by a splash from the bottle. Water hardness plays its part: in hard water some of the surfactants are used up on the hardness minerals, leaving a limescale haze on smooth surfaces that is often read as poor work. The pH is chosen to suit the substrate: neutral to mildly alkaline on linoleum, design flooring and coated wood, acidic only in sanitary areas, strongly alkaline exclusively in deep cleaning. And the pad itself is a tool that needs maintenance: microfibre loses its effect if it is washed with fabric softener, treated too hot or loaded with grease — then it merely pushes the film around. One pad per room, or per defined area, and nothing goes back into the solution.

The entrance decides how much work the whole building needs

Most of the dirt in a building comes in under shoes, and it is spread onward over the first few metres. An effective barrier matting system has three stages: a coarse grating outside that takes off sand, grit and leaves, a brush mat in the lobby for the middle fraction, and an absorbent mat inside that takes up moisture. Length is what counts: the system only works once every foot lands on it several times. If a mat is too short or saturated, it spreads the dirt instead of holding it — which is why mat changes and lifting the gratings belong in the plan, not in the optional extras. Winter adds a second issue: road salt crystallises out as a white rim and is hygroscopic, so the surface stays damp, slippery and marked. The usual neutral cleaner will not remove that rim; it takes a salt and limescale remover, and it takes it regularly throughout the gritting season, not first in March. Grit, in turn, works mechanically: it abrades the wear layer, and an abraded surface takes up dirt more readily than an intact one — the floor then looks dirtier even though the work is done just as often.
