Two flats of the same size differ by a multiple if one is on the ground floor with vehicle access and the other on the third floor with no lift, a spiral staircase and a no-parking zone fifty metres away. What is decisive is the carrying distance, the width of the stairs, the dimensions of the lift and a parking space for the vehicle. That is why at the inspection we look at the route just as closely as at the contents — and, where necessary, apply for the official temporary no-parking zone beforehand.
Old furniture almost never has the value people ascribe to it
For mass-produced furniture of the nineteen-seventies to nineties, wall units, upholstered suites and cathode-ray televisions there is no market; what can usually be recovered is only metal and single-grade waste timber, and both cover only part of the transport. Genuine value lies elsewhere: individual design pieces with provenance, tools, musical instruments, book collections, jewellery, coins. At the inspection we say what is worth having checked, instead of promising an offset against value.
Refrigerators and freezers have to be defrosted beforehand
If a full freezer is unplugged and taken away the next day, meltwater runs across the floor and the contents have spoiled by then — with a smell that goes into the screed and the skirting boards. Refrigeration and freezing appliances also count as waste electrical equipment containing refrigerant and may only be accepted with the circuit undamaged. We therefore plan defrosting and emptying as a step of its own, a day or two before the clearance.
