The first thing to separate out is what has actually been found: white, powdery salt efflorescence is not mould, and condensation on a cold wall has a different cause from moisture rising in the masonry. The masonry moisture is measured across the depth, efflorescence is taken off dry, and the ventilation is switched to hygrostat control where that makes sense.
Roof, timber structure and vapour retarder
The timber moisture is measured with an insertion electrode at several points, discolouration on rafters, sheathing and the retarder membrane is documented, and the construction is opened only by agreement. Where wood-destroying fungi are suspected, the work stops and is handed over; it is not cleaned.
Bathroom and wet room without strip-out
Silicone joints replaced with a fungicidal compound, tile joints reworked, the shower tray junction and the drain checked, along with measurement of the extract air volume flow and a check on the backflow valve. Much of what happens in a bathroom is a ventilation matter and not a cleaning one.
The Danube bank and the proximity of the harbour mean a high groundwater level and flood-prone positions: cellars and lower floors are regularly affected, and after a backflow from the sewer it is not a moisture matter but contaminated water with a remediation logic of its own. In the post-war housing estates the facade was in many cases insulated and the windows replaced without planning the ventilation alongside — and the growth appears there in the first winter afterwards. Not every dark deposit is mould, and not every fungus is a cleaning job
White, crystalline efflorescence is salts which travel to the surface with the moisture and can be wiped off as a powder — they indicate the transport of moisture, but they are not growth. Dark, oily-looking deposits on walls and curtains can be fogging, a blackening by dust caused by semi-volatile organic compounds from furnishings and redecoration, which needs no fungicide but a different investigation of the cause. The most important distinction concerns wood-destroying fungi: dry rot forms strands which grow through masonry, carries moisture onward itself and destroys the load-bearing capacity of timber, and in several federal provinces there is a duty to notify a suspected case under the building regulations. That is a case for building experts and structural engineers: we draw the line, report it and hand the constructional part over to our partner firm Skyline Bau GmbH, rather than cleaning a finding away.
The cellar summer is the most common self-inflicted damage
Outside air at twenty-five degrees and seventy per cent relative humidity has a dew point around nineteen degrees; if it meets a wall at fifteen degrees in the cellar, water comes out of the air at that wall, and the longer the window stands open, the more of it. That explains why many cellars become damper in summer even though they are being ventilated, and dry out in winter, when cold air that is absolutely dry comes in and warms up inside. What is right, therefore, is: in summer ventilate only at night and in the early hours, or through a control system governed by humidity and temperature, and in winter briefly and vigorously. Where moisture is coming from the ground or from the hillside at the same time, ventilation alone is not enough, and we say so after the measurement — not after the smell.
A tight envelope without a ventilation concept moves the problem elsewhere
Old windows were the leak through which moisture flowed away uncontrolled; after they are replaced the same moisture load stays in the room, and a household of four puts several litres of water a day into the air through breathing, showering, cooking and drying laundry. At the same time the wall behind new insulation becomes warmer, but the reveal, the roller shutter box, the window sill junction and the area at the edge of the ceiling stay cold and become the new coldest point — and that is where the growth appears in the first winter after the work. The regulations set a minimum requirement for the room-side surface temperature and call for evidence on protection against condensation, which in practice means a ventilation concept: frame rebate vents, humidity-controlled extract or a system with heat recovery. We measure the actual surface temperatures, show the margin to the dew point and state what is missing in constructional terms.
