We work with a permanent core team per location, register every cleaner properly and inspect the premises against a fixed checklist. Four points on which quality can be pinned down.
The same people
A site gets a permanent team with a named stand-in. After two visits the team knows the premises — you see it in the result and it saves time.
Registered and insured
Every cleaner is properly registered, under the collective agreement for building cleaners. On top of that, €3m public liability cover, including locking systems.
Checks, not chance
Announced and unannounced inspections against a checklist. Defects are recorded in writing and put right within 48 hours.
The right products
Acidic against limescale, alkaline against grease, neutral on natural stone and oiled wood. The wrong products cause damage that no cleaning can undo.
03. How the price is set
We do not name a price before we have seen the premises.
Site visit
Free of charge, 20 to 40 minutes. We look at the areas, surfaces, access and time window and record what needs doing.
Specification
It sets out what is done and how often. Without a specification, every later complaint is a matter of interpretation.
Fixed price
Within 48 hours of the site visit on working days, as a fixed price. Surcharges for weekends and public holidays are shown separately.
Adjust rather than renegotiate
If the use of the premises changes, we adjust the specification. We do not renegotiate during an ongoing contract.

09. What the price of Premium cleaning depends on
Anyone who wants to name a price without having seen the premises has to guess. This table shows everything they do not know when they do.

And the hourly rate?
It is stated in the written quote and is the same at all five locations. A monthly flat rate is nothing other than the agreed number of hours per week, calculated for the month. Anyone who quotes a flat rate without stating the hours is giving you a figure, not a price. That is why our quote states both: the hours and the total. The hourly rate applies to recurring cleaning at least once a week, billed as a monthly flat rate - stairwells included. One-off jobs, first cleans and deep cleans are billed by effort: depending on the service by the hour at a higher rate, by square metre or as a flat price; travel time there and back counts.
Twenty per cent VAT is added. For a business, cleaning is a fully deductible operating expense; your tax adviser, not we, can advise on the tax treatment in your individual case.
10. Three worked examples for Premium cleaning
Not a price list, but a calculation you can check yourself: agreed hours times the hourly rate, times 4.33 weeks per month. The number of hours is the assumption, everything else is multiplication.

That is the whole calculation: hours per week times the hourly rate times 4.33. How many hours your premises need is determined by the site visit – and that is exactly the point at which a quote without a site visit has to guess.
We spell out this calculation deliberately, even though it makes us vulnerable: anyone who quotes cheaper is either calculating with fewer hours or with unregistered staff.
11. From enquiry to first visit: the process step by step
This is how premium cleaning works – without surprises and without a date we cannot keep.

The longest item is the induction, and deliberately so. A team that starts on day one without preparation needs three months until the result is right – otherwise those three months are paid for by you.
12. Who comes: staff, registration and access
Who works on your premises is not only a question of quality but also a question of liability.
Our own staff
Whoever works for us is on our payroll and properly registered. No subcontractor chain, no contracts for services with individuals. In an inspection under the Austrian Wage and Social Dumping Act, that is not only our concern but yours too.
The same team
Your premises get permanent cleaners, inducted on your particularities, and a named stand-in for holidays and sickness. Changing staff is the most common reason why quality drops after three months – not ill will, but a lack of knowledge about the premises.
Access and keys
Keys are handed over with a signed log and assigned by name. Alternatively we work with a code, transponder or an escort from your building. Loss is covered by the public liability insurance, including the locking system – the point missing from many policies.
Confidentiality
All staff sign a confidentiality declaration. In law firms, medical practices and offices this is no formality: our people see documents, screens and visitors.
Language
The induction is held in German, and the instructions on site are additionally provided with pictures. A German-speaking contact person is always reachable.
Insurance
Public liability cover of €3m, including damage to furnishings and locking systems. We present the policy on request – before the contract, not only when a claim arises.
One remark on this, without running anyone down: quotes well below the local level can almost always only be achieved with unregistered staff. The resulting risk ultimately lies with the person on whose premises the work is done. Factor that in when you compare quotes – in Vienna as everywhere.

13. Quality, checks and complaints
Every cleaning company has bad days. The difference lies in how quickly it notices and what it then does.
Visual inspection
The site supervisor walks the premises at fixed intervals, not only after complaints. Monthly for larger sites, quarterly for smaller ones.
Work record
For each visit we record who was there, for how long and what was done. With photos on request. That saves the discussion about whether anyone was there.
24 hours
If something is not right, report it informally – by phone, message or e-mail. It is put right within one working day, without discussion and without an additional invoice.
Contact person
A named person with a direct line who knows the premises. No ticket system and no number with a different person behind it each time.
Proof for third parties
Property managers, owners' meetings and inspection bodies receive the records as a consolidated extract, without you having to gather them together.
If it is not working out
One month's notice to the end of the month, without giving reasons. We do not hold anyone to a term if the service does not convince them.
The honest part: What we cannot promise is that nothing will ever be overlooked. Premises with changing people in them are not an assembly line. What we can promise is that it will not cost you a second report.
14. Contract, notice and invoicing
What the contract says before you sign it – not afterwards.

15. Equipment, products and sustainability
The part hardly anyone asks about – and the one that causes the most damage when it is done wrong.
We bring everything with us
Machines, products and consumables are included in the price unless otherwise agreed. You do not have to provide or reorder anything.
Colour-coded cloths
Separate cloths for sanitary areas, kitchens and general surfaces. A cloth that goes everywhere carries everything everywhere – that is why colour coding is not marketing.
Dosing
Products are dosed, not guessed. Overdosing leaves films that bind dirt – afterwards things get dirty faster, not slower.
Suited to the material
Before the first visit we record which floor coverings and surfaces are present and what they tolerate. The wrong product on natural stone takes ten seconds and is permanently visible.
Less is more
Where the work can be done mechanically, it is done mechanically. That is cheaper, protects the surface and saves chemicals – in that order of reasons.
Disposal
Waste is separated and disposed of accordingly. Where proof is required – for clearances, construction or hazardous waste – you receive it with the invoice.
16. The terms the Quote uses
So that nothing in the quote needs looking up: the ten terms that matter.

The two most often confused are deep cleaning and intensive cleaning. The difference in cost is considerable — if in doubt, ask, with us as with anyone else.
17. Before the Site visit: what you can have ready
None of this is compulsory. Each of them makes the quote more accurate and the visit shorter.
Floor area, if you have it
Lease, plan or schedule of usable areas. An estimated figure is enough to start with; it is measured precisely at the site visit anyway.
How often and when
The desired frequency and time window. Whether cleaning may take place in the evening, early morning or at the weekend changes the price more than most other details.
Who unlocks
Key, code, porter or escort. Waiting time at the door is paid time in which no cleaning takes place — which is why this question comes so early.
What has not worked so far
The most useful point of all. If you tell us where things went wrong with the previous provider, the answer to it goes into the specification — and is not forgotten again.
Particularities of the premises
Sensitive floor coverings, alarm system, animals, areas without access, times with the public present. Everything someone coming for the first time needs to know.
A few photos
If an appointment is only possible in a week's time, five photos already help us. They do not replace a quote, but they show whether the order of magnitude is right.
The site visit is free and without obligation. If it turns out that you need something other than what you asked for, we will say so — even if the alternative is smaller.
18. What is not part of premium cleaning
So that there are no surprises in the quote: these are the jobs that are commissioned separately.
Deep cleaning at the start
If premises have been neglected, the recurring schedule will not catch up. It is sized to maintain a condition. Deep cleaning is then a separate order – and if it is not needed, we will say so too.
Exterior windows from the first floor up
Cherry picker or rope access determine the price, not the square metres. That is why this item is listed separately.
Post-construction cleaning
After construction or refurbishment the effort is different: cement haze, adhesive residue, fine dust. That is a separate service with its own equipment.
Repairs
We report what we notice – the loose tile, the dripping tap, the broken dispenser. It is fixed by whoever is responsible for it, unless otherwise agreed.
Clearance and disposal
Bulky waste, old appliances and larger quantities run as a separate order with a disposal certificate.
What you do not need
If the site visit shows that a lower frequency is sufficient or an item is superfluous, that goes in the quote. An oversized quote is noticed within three months at the latest – and then we lose the contract.
And the other way round: Small jobs are perfectly normal too. Twice a month is a job like any other, with the same specification and the same records. We have no minimum size.
