One building holds floors that contradict each other
Terrazzo, limestone and unpolished natural stone in the stairwell contain lime: an acidic sanitary cleaner etches them dull, and that is a change to the material, no longer soiling. Linoleum tolerates neither a strongly alkaline agent nor standing water, because the linseed oil saponifies and the jute backing swells; rubber flooring tolerates neither solvents nor a film-forming coating. That is why the schedule of services gives the agent and the pH range for each area, not just the cycle.
The grey haze usually comes from too much cleaner
Overdosed mopping solution dries as a surfactant film; the film binds dust, gets thicker with every round and looks like more dirt than is actually there. On porcelain stoneware with an open microstructure it takes hold particularly well, because the structure holds it mechanically. What helps is dosing to the manufacturer's specification, changing the mop textile more often and a neutral rinse pass — not more product and not more pressure.
Most of the dirt is carried in over a few metres
Whatever is not given up in the entrance area later lies throughout the building and has to be removed there piece by piece. A barrier matting zone only works once it is walked over several paces: a short mat in front of the door picks up hardly any fine dirt and gives it back when wet, and it needs cleaning on a cycle of its own. At the site visit we say where the zone is too short and which areas consequently raise their own cycle.
