02. What Facade Cleaning at Bling Bling covers
The scope of work in Vienna at a glance — what the contract says and what actually happens on site.
Handling the water and protecting the surroundings
Planting covered, the drainage checked, cellar windows and light wells sealed, and photographs before and after the work. Access with a telescopic pole, a platform or by rope access.
Eaves, cornices and parapets
The projecting elements carry dust, moss and bird droppings and pass them on to the wall below in the rain. They are cleaned before the main surface, otherwise the work starts over a second time.
Balcony soffits, balustrades and loggias
Soffits are shaded surfaces with growth, and balustrade panels have limescale and run-off marks on the inner face. Both are recorded separately from the main surface.
Canopies, light boxes and signage
Advertising installations, company boards and canopy glazing are made of plastic, film and coated sheet metal and need mild agents with no abrasive action.
Pigeon droppings and nesting traces
Droppings are damped down, taken up and the surface disinfected — never swept dry or blown off. Nests and residues in recesses, cornices and behind flashings are removed.
Articulation, stucco and decorative elements
Profiles, window surrounds, corbels and ornament in older stock are hand work with a soft brush and dwell time. Where the render has defects, the spot is left alone and reported rather than washed down.
The nineteenth-century stock in the districts inside the Gürtel is articulated: window surrounds, cornices, corbels and stucco are hand work and cannot be costed by the square metre. In the first district and in the conservation areas it also has to be agreed which method is permissible. For a platform we need permission for access and the short-stay parking zone cleared; in narrow lanes and courtyards we work by rope access. Pressure from pigeons is high in the inner city, which is why cornices and recesses regularly form part of the scope in Vienna.
03. Facade Cleaning: Bling Bling vs. the competition
Between a clean facade and an opened-up render surface there lie a few bar and the question of whether anyone identified the substrate beforehand. The most common damage does not come from the wrong agent but from a method that is too coarse for the substrate — and it only shows in the following winter. Before the order we lay a test area, keep to the system manufacturer's specifications and document the condition with photographs before we start. We state the cost framework after the site visit, because height, access and substrate determine the effort and not the number of square metres alone. In Vienna, Bling Bling works with the same core team that knows the building.

06. 10 reasons for Facade Cleaning from Bling Bling
What a cleaning company has to be measured against — and which of it can be verified.
1In business since 2014
A family firm, not a franchise and not a broker — whoever quotes also carries out the work.
2Registered core team
Permanently employed and properly registered. No chain of subcontractors where nobody is liable at the end.
3The same people every time
The team knows the building, the access and the routines. Cover is arranged and named in advance.
4€3m public liability
Personal injury, property and financial loss covered; the certificate is attached to the quotation.
5RKI/VAH-listed agents, HACCP
Listed agents, trained staff, a cleaning and disinfection plan for each building.
6Multilingual
German, English and five further languages — the briefing gets through.
7No price without a site visit
A flat price over the phone rarely holds. After the visit the framework is set out in writing. A monthly flat rate applies to weekly recurring cleaning; one-off and deep cleans by effort - hourly, per square metre or flat - travel included.
8Dated proof
Record of each visit and photo documentation, reported monthly.
9Access without scaffolding
Surfaces a platform cannot reach we work by rope access, provided there are tested anchor devices to EN 795. That is decided at the site visit, not on the day of the work.
10One scaffold, several trades
When our partner firm Skyline Bau GmbH is putting up scaffolding anyway, the cleaning runs in the same window of time and the scaffolding cost arises once.
07. Facade Cleaning in 4 more cities
Bling Bling works in Vienna, Graz, Linz, Salzburg and Klosterneuburg — with its own staff on site, not with subcontractors hired in.
08. Facade Cleaning for 5 typical situations
The same service looks different depending on the occasion — these five situations come up most often.
After smoke or fire deposits
Soot particles from a fire in the building or next door are greasy and fix themselves in the structure of the render. Here how quickly the work is done is what counts.
After building work next door
Demolition dust, concrete haze and saw slurry land on one's own wall. We document the condition, because the cost often belongs where the dust came from.
Before an inspection of the condition of the building
The owner has the duty to maintain, and what is assessed is what can be seen. Under growth and dirt streaks no expert can tell whether the render is still sound.
After the building phase
Cement haze, mortar splashes and film adhesive off before they take hold. On glass and metal elements that is a deadline, not a matter of taste.
The north side after a wet year
Where the wall dries slowly, green growth spreads across the whole surface. That is the classic reason for the work, and it recurs every few years.
★ Worth knowing
What is often misjudged about Facade Cleaning
Said up front, on the facts — not after the invoice.
Dirt streaks are usually a question of construction
Streaks under window sills, at parapets and beside downpipes form where water cannot drip clear: a missing or too short drip edge, flashing connected wrongly, a blocked gutter, an open joint. Cleaned off, they disappear, and with the next driving rain they come back in the same place. In the preliminary survey we show which streak comes from a building element and put it on record, so that the cause is dealt with at the next trade appointment.
Not every grey film is dirt
On north and shaded elevations the deposit sits in the structure of the render as algae and lichen growth; on limestone and exposed concrete it may be efflorescence or leaching. The two behave differently: growth returns after a few years unless there is follow-up treatment, while efflorescence is a moisture question in the building element and keeps returning as long as the moisture is there. We distinguish the two in the preliminary survey and say what the cleaning will achieve and what is a matter for repair.
On an external insulation system the pressure decides the damage
The top coat of an ETICS is a few millimetres thin and lies on soft insulation. Too much pressure opens the surface; after that water stands in the layer and the next frost works on it further — and the facade is green again faster than before. Work is therefore done at low pressure with dwell time, and the system manufacturer's specifications take precedence over the cleaning plan.

●. Frequently asked questions about Facade Cleaning in Vienna
What does Facade Cleaning cost?
There is no price before the site visit, and a figure given over the phone rarely holds. We look at surfaces, access and time windows, and then the cost framework is set out in writing with a schedule of services. What changes the price: the area, the frequency, the condition at handover and the time of day the work is done. Two rules apply everywhere: a monthly flat rate is only offered for recurring cleaning at least once a week, including stairwells. One-off jobs, first cleans and deep cleans are billed by effort - depending on the service by the hour at a higher rate, by square metre or as a flat price - and travel time there and back counts.
Is the site visit really free?
Yes, free of charge and without obligation. It is the only way to quote seriously, so we treat it as part of the offer, not as a service to be paid for.
Does the same person come every time?
Yes. The team is permanently employed and knows the building, the access arrangements and the routines. Cover is arranged in advance and named, and it works from the building log, not from a verbal handover.
Is your staff properly registered?
All of them, with social insurance. No chain of subcontractors in which nobody is liable at the end. Proof is provided on request.
What insurance is in place?
Public liability of €3m, covering personal injury, property damage and financial loss. The certificate is attached to the quotation.
What happens if something is not right?
It is put right within 48 hours, in writing, at no extra cost. Measured against the schedule of services and a joint inspection, not against an impression.
Can you work outside business hours?
Yes — early, late, at weekends or on public holidays. In occupied buildings, daytime cleaning in sections is often the better option, because the client sees the work and can raise anything immediately.
Do I have to provide materials or a room?
Materials and equipment we bring. What helps is a lockable store with a slop sink, space for the trolley and somewhere for pads to dry — damp pads in a closed bag are the most common source of smell in an otherwise clean building.
What notice period applies?
The contract is terminable monthly. There is no minimum term and no automatic extension by the year.
Do you also work in English?
Yes — German, English and five further languages. The briefing gets through, which matters more on site than it sounds.
Which documents do I get?
A schedule of services with frequencies, a dated record of each visit, photo documentation before and after, and a monthly report.
How quickly can you start?
Usually within a few working days of the quotation being accepted. Short-notice jobs are most readily possible in Vienna, because travel times within a district are short.
