A preliminary survey and a test area
An external thermal insulation composite system, mineral render, exposed concrete, facing brick, fibre cement panels and metal cassette panels will each take a different pressure and a different pH. What is possible is decided by a test area in an inconspicuous place, not by a catalogue.
Algae, lichens and green growth
Applied, left to act, taken off — with as little pressure as possible. Lichens sit with their body down in the structure of the render, which is why the process needs time and often a second pass rather than more bar.
Soot and traffic dirt
The grey colouring on the street side is greasy fine dust. It dissolves with a mildly alkaline solution and warm water at low pressure, not with cold high pressure.
The plinth, the splash zone and light wells
At the plinth, rising damp, splash water and road salt residue all come together. That area is worked separately, and it is checked whether render is already missing under the deposit.
Metal, glass and joint elements
Powder-coated and anodised aluminium profiles need mild agents in roughly the neutral range; strongly alkaline cleaners leave matt patches that stay. Sealant joints are masked off or worked around.
Handling the water and protecting the surroundings
Planting covered, the drainage checked, cellar windows and light wells sealed, and photographs before and after the work. Access with a telescopic pole, a platform or by rope access.

The most common damage does not come from the wrong agent but from a method that is too coarse for the substrate — and it only shows in the following winter. What is often misjudged about Facade Cleaning

Not every grey film is dirt
On north and shaded elevations the deposit sits in the structure of the render as algae and lichen growth; on limestone and exposed concrete it may be efflorescence or leaching. The two behave differently: growth returns after a few years unless there is follow-up treatment, while efflorescence is a moisture question in the building element and keeps returning as long as the moisture is there. We distinguish the two in the preliminary survey and say what the cleaning will achieve and what is a matter for repair.
On an external insulation system the pressure decides the damage
The top coat of an ETICS is a few millimetres thin and lies on soft insulation. Too much pressure opens the surface; after that water stands in the layer and the next frost works on it further — and the facade is green again faster than before. Work is therefore done at low pressure with dwell time, and the system manufacturer's specifications take precedence over the cleaning plan.
After the cleaning is the moment for prevention
Cleaned mineral render that has dried out sufficiently will take a water-repellent treatment based on silane or siloxane; a substrate that is still damp or still covered will not. Depending on the weather the drying time is several days, and the effect rests on the agent penetrating the capillaries rather than sealing them. Anyone who wants cleaning and protection in the same appointment gets one of the two done badly.
