Glass inside and out
Both sides in one visit, so that nothing is left half done. With glazing bars this is largely hand work and is recorded as such.
Frame, rebate and drainage
The rebate is where the dirt settles, and the drainage holes are the ones that get blocked. Both are part of every visit.
Window sill and reveal
The outer sill in metal or stone, the inner sill and the junction. On aluminium sills we work without a strongly alkaline agent, because it dulls the coating.
Box-type windows with four surfaces
The outer and the inner window, each on both sides, plus the space between them and its sill. That is four times the time of a single casement and is costed separately.
Fittings, seals and screens
Fittings and seals are cleaned along with the rest and looked over for anything unusual. Insect screens and roller shutter guides go into the scope on request.
Access at height to suit the building
Up to about twelve metres with a telescopic pole and demineralised water, above that with a platform, and where no machine can reach, rope access with tested anchor points.

Window cleaning is quoted by the window, but the work is in the type: a box-type window has four surfaces to clean, a window with glazing bars means a great deal of hand work, and a sliding element on the third floor needs access that has to be planned. Quoting a flat rate per window means saving on the frame and the rebate — and that is where the dirt sits that runs over the freshly cleaned pane in the next rain. We record the windows by type at the site visit, work with demineralised water and put the rebate, frame and sill into the scope. Water demineralised by osmosis and mixed-bed resin dries without residue, because it contains neither lime nor surfactant. It does not have to be squeegeed off — that is what makes a mark-free result possible at height.

What is often misjudged about Window Cleaning

Streaks rarely come from the product, usually from residue
Surfactant residue and lime from the tap water dry as a film and bind dust; the pane goes grey again against the light although it was cleaned. Demineralised water with a conductivity close to zero dries without residue and does not have to be squeegeed. We do not work in the sun, because the solution dries before it can be taken off — the work follows the shaded side.
Cloudy is not the same as dirty
If the edge seal of a double-glazed unit has failed, the cloudiness sits inside the cavity and cannot be reached from outside; that is a job for the glazier. If rainwater runs over fresh concrete or galvanised metal onto the pane, glass corrosion follows: the alkali leaches silicate out of the glass surface, and the dull patch is etched and stays. We check this at the site visit and state in the quotation which panes will come clear again.
The rebate is why it runs again after the rain
Dust, pollen and insect remains collect in the window rebate and the drainage holes into a layer that holds water. In the next driving rain that sludge runs over the freshly cleaned glass, and with the drainage blocked the water stands in the frame: on timber windows that is where rot starts, and on plastic and metal windows the seal takes a set. The rebate and the drainage holes therefore belong in every visit, not in an additional quotation.
