02. What Terrace Cleaning at Bling Bling covers

The scope of work in Vienna at a glance — what the contract says and what actually happens on site.

Protecting the surroundings and routing the water

Planting covered, windows and doors sealed, the drainage route settled, furniture and planters moved, and photographs taken before and after the work.

Roof terrace with slabs on supports

Slabs on pedestal supports are lifted section by section, the spaces between them, the protection mat and the roof gullies are cleaned, and the slabs are set back in place. Without that step the dirt stays lying exactly where the water ought to be draining away.

Glass balustrades, wind screening and metalwork

Laminated safety glass, point fixings, anodised aluminium, stainless steel handrails and sheet metal cappings are treated according to the material; spots of flash rust on stainless steel are removed separately and not polished over.

Awning, shade sail and pergola roof

Fabric, folding arms, cassette, pergola sections and drainage. Acrylic and PVC fabric is worked without a brush and without alkaline products, because otherwise the water-repellent finish is lost.

Outdoor kitchen, barbecue and furniture

Grill grate and grease tray, worktop, teak and woven furniture, aluminium frames and seat cushions. Grease on the terrace covering beneath the barbecue is a work step of its own and not a by-product.

Artificial grass and click coverings

Infill sand loosened, fibres raised, seams and edge sections cleaned; with click tiles the work is done by lifting them section by section, because moisture and algae persist beneath the tiles.

Through its many loft conversions, Vienna has a large stock of roof terraces above occupied storeys: there the covering is not the main thing but the waterproofing layer beneath it, and routing the water, checking the gullies and working section by section govern the sequence. On the other side there are the courtyard terraces in the densely built districts, which get little sun, dry out slowly and are therefore more prone to green growth. Access and moving materials run through the stairwell and the lift, and equipment in the short-stay zone needs a parking suspension.

03. Terrace Cleaning: Bling Bling vs. the competition

A terrace is rarely one surface; it is usually four materials within a few square metres: covering, joint, skirting junction and channel, along with furniture and planters that leave marks of their own. The typical damage is not caused by the wrong product but by pressure washing: it tears open timber fibres, flushes out jointing sand and bedding, and opens the cement skin of concrete slabs — and it does not show on the day of the work but the following spring, when the surface goes green again faster than it did before. We lay out a test area, work with the brushing method and contact time rather than with bar, and say beforehand what will remain. After the site inspection we say what work is necessary and what it will cost. In Vienna, Bling Bling works with the same core team that knows the building.

06. 10 reasons for Terrace Cleaning from Bling Bling

What a cleaning company has to be measured against — and which of it can be verified.

1In business since 2014

A family firm, not a franchise and not a broker — whoever quotes also carries out the work.

2Registered core team

Permanently employed and properly registered. No chain of subcontractors where nobody is liable at the end.

3The same people every time

The team knows the building, the access and the routines. Cover is arranged and named in advance.

4€3m public liability

Personal injury, property and financial loss covered; the certificate is attached to the quotation.

5RKI/VAH-listed agents, HACCP

Listed agents, trained staff, a cleaning and disinfection plan for each building.

6Multilingual

German, English and five further languages — the briefing gets through.

7No price without a site visit

A flat price over the phone rarely holds. After the visit the framework is set out in writing. A monthly flat rate applies to weekly recurring cleaning; one-off and deep cleans by effort - hourly, per square metre or flat - travel included.

8Dated proof

Record of each visit and photo documentation, reported monthly.

9Making good without an argument

If, once the surface has dried, a spot remains that does not match the assessment, it is put right within 48 hours.

10Assessment only on the dry surface

Wet, every terrace looks equally clean, which is why we look over the surface again once it has dried, and the making good is allowed for.

08. Terrace Cleaning for 5 typical situations

The same service looks different depending on the occasion — these five situations come up most often.

Before putting things away for winter

Furniture, awning fabric, barbecue and planters are cleaned and stored dry, gullies are checked, and water lines are reported to the owner as a point to note.

Handover of a new-build flat with a terrace

At handover there is cement haze, silicone shadowing, film residue and screed dust on covering, glass and sheet metal — with a record and a photographic record for the developer.

After water has got into the flat below

Gully, emergency overflow, pedestal supports and perimeter joints are exposed and the condition recorded for the managing agent and the insurer.

After the winter

Tannins from leaves, moss in the joints, road salt residue and black spots on timber — the classic spring appointment.

Before oiling the timber terrace

The oil needs a clean, growth-free and dry surface. Here the cleaning is preparatory work and not an end in itself.

★ Worth knowing

What is often misjudged about Terrace Cleaning

Said up front, on the facts — not after the invoice.

Awning fabric loses its finish, not its colour

Solution-dyed acrylic fabric is colour-stable, but its water repellency comes from a finish on the surface: brushes, pressure washing, alkaline cleaners and chlorine wear it away, and after that the fabric absorbs, rims remain, and mildew spots form in the rolled-up awning. What is right is mild, neutral cleaning with contact time, thorough rinsing and complete drying before it is retracted, with the finish renewed where needed. Marks along seams and mildew spots that are already in the weave will not come out again — we say that beforehand instead of explaining it afterwards.

Grey timber is not dirt but broken-down lignin

The silver-grey layer on larch or bangkirai is caused by UV radiation, which breaks down the lignin in the topmost tenth of a millimetre; water and surfactant will not take that away. It needs a brightener based on oxalic acid or hydrogen peroxide, with neutralisation afterwards. Pressure washing achieves the same thing visually but tears out the soft early wood: the surface becomes rough, raises fibres, takes up more water and is grey and green again more quickly in the following season. That is why brushing is done along the grain, with limited pressure, and the greying is removed chemically only where the surface is then to be oiled.

White hazes on concrete slabs come out of the slab

Lime efflorescence arises when moisture in the covering transports calcium hydroxide to the surface, where it reacts with the air to form calcium carbonate; that is insoluble in water and can only be dissolved with acid. In doing so, an acidic product opens the cement skin, so that the slab may afterwards be lighter, duller and more absorbent — and for as long as water moves through the substructure, the efflorescence will return, because the cause lies in the build-up and not on the surface. In the preliminary assessment we say whether what is present is efflorescence or cement haze, what the product will do, and what appearance is realistic afterwards.

●. Frequently asked questions about Terrace Cleaning in Vienna

What does Terrace Cleaning cost?

There is no price before the site visit, and a figure given over the phone rarely holds. We look at surfaces, access and time windows, and then the cost framework is set out in writing with a schedule of services. What changes the price: the area, the frequency, the condition at handover and the time of day the work is done. Two rules apply everywhere: a monthly flat rate is only offered for recurring cleaning at least once a week, including stairwells. One-off jobs, first cleans and deep cleans are billed by effort - depending on the service by the hour at a higher rate, by square metre or as a flat price - and travel time there and back counts.

Is the site visit really free?

Yes, free of charge and without obligation. It is the only way to quote seriously, so we treat it as part of the offer, not as a service to be paid for.

Does the same person come every time?

Yes. The team is permanently employed and knows the building, the access arrangements and the routines. Cover is arranged in advance and named, and it works from the building log, not from a verbal handover.

Is your staff properly registered?

All of them, with social insurance. No chain of subcontractors in which nobody is liable at the end. Proof is provided on request.

What insurance is in place?

Public liability of €3m, covering personal injury, property damage and financial loss. The certificate is attached to the quotation.

What happens if something is not right?

It is put right within 48 hours, in writing, at no extra cost. Measured against the schedule of services and a joint inspection, not against an impression.

Can you work outside business hours?

Yes — early, late, at weekends or on public holidays. In occupied buildings, daytime cleaning in sections is often the better option, because the client sees the work and can raise anything immediately.

Do I have to provide materials or a room?

Materials and equipment we bring. What helps is a lockable store with a slop sink, space for the trolley and somewhere for pads to dry — damp pads in a closed bag are the most common source of smell in an otherwise clean building.

What notice period applies?

The contract is terminable monthly. There is no minimum term and no automatic extension by the year.

Do you also work in English?

Yes — German, English and five further languages. The briefing gets through, which matters more on site than it sounds.

Which documents do I get?

A schedule of services with frequencies, a dated record of each visit, photo documentation before and after, and a monthly report.

How quickly can you start?

Usually within a few working days of the quotation being accepted. Short-notice jobs are most readily possible in Vienna, because travel times within a district are short.
