Establishing the flooring and the existing build-up
Before the first pad, we establish what is lying on the floor: polymer film, wax, oil or nothing. A small test patch shows what dissolves and which pad the flooring will tolerate.
Dissolving the old maintenance film
A deep cleaner in the alkaline range, applied generously and with contact time, then mechanical action with a single-disc machine at low speed or a scrubber-drier. Pad and brush are chosen according to the flooring, not according to how dirty it is.
Picking the dirty solution up before it dries on
The dissolved solution is wet-vacuumed and not pushed around. If it dries on, the dissolved film settles again and the pass was an exercise for nothing.
Neutralising and checking the substrate
A rinse pass, and a second one if needed, until the substrate is neutral and free of residue. Only then is a decision taken on drying and rebuilding.
Rebuilding: maintenance film or coating
An initial dressing or a coating in thin layers with drying time between the coats, then staged release for foot traffic and furniture. Whether a coating is applied is decided by the flooring — rubber and many elastomer floors do not belong under one.
Edges, skirtings, joints and furniture areas
Everything the machine cannot reach is done by hand: skirting, door reveals, corners and joint intersections with a brush. Furniture is moved to an agreed plan, and the condition is photographed before and after.

The dirt sits in the maintenance film, not on the flooring
Dressing products form a thin plastic film that protects the flooring and takes up dirt as it does so; after enough passes it is saturated, has yellowed and is merely redistributed by each mopping pass. That is why a higher dose achieves nothing — it takes a deep cleaner in the alkaline range, contact time and mechanical action to swell and release the layer. The decisive step comes afterwards: the solution has to be picked up wet before it dries on, or the dissolved film precipitates again across the whole area and the result is worse than the starting condition.
Not every flooring tolerates what PVC tolerates
Linoleum is sensitive to alkali and has a backing layer that does not like standing wet: too high a pH bleaches the surface, and too much water works from the back. Rubber floorings react to solvents and do not take ordinary coatings permanently, porcelain stoneware with an open microstructure needs vacuuming rather than a second wipe, and lime-bound natural stones rule out anything acidic. That is why establishing the flooring comes first, and not the question of which product happens to be on the trolley.
Between cleaning and coating lies the neutralising
If residual alkalinity or surfactant residue is left in the substrate, the new layer does not adhere: it streaks, comes away first in the walking line and in front of doors and is patchy within a few weeks. Every coat needs its drying time, and full load-bearing capacity does not arrive with walkability — furniture and wheel loads belong on it later than shoes. With newly laid floors this is a separate order in any case: under DIN 18365, cleaning and dressing the finished flooring is a special service and not part of the laying work.
