Nicotine condensate is not dust, it is a film
Over years, a tar-bearing condensate is deposited in a smoker's home on walls, ceilings, door leaves and plastic windows: brown, sticky, not soluble in water, but soluble in alkali. After cleaning, the substrate looks clean, but the colourant that has drawn in bleeds through fresh emulsion paint again unless an isolating blocking primer is applied first. That is why with this finding we plan the cleaning and the decorating separately, and set the order down in writing.
Dead mould is not harmless, it has merely stopped growing
The allergenic effect of mould depends on spores, cell wall components and metabolites, and those remain present even after disinfection or a coat of paint — an agent that kills does not make the load disappear. Correct practice is therefore: affected porous material is stripped out, the area is cleaned under containment and negative pressure, and a second fine round follows, because dust thrown up into the air keeps settling for hours. And as long as the cause of the moisture is unresolved, the growth returns — what has to be stopped we set down in the assessment, and the building work is taken on by our partner firm Skyline Bau GmbH.
After foul water in a cellar the height matters more than the area
The water level marks the contamination line: everything below it counts as contaminated, including wall plinths, shelf feet, cardboard packaging and chipboard furniture, which draw liquid upwards by capillary action and cannot sensibly be cleaned. Disinfection works on a surface, not in an absorbent substrate, and a screed with an open perimeter joint has water underneath it where no agent will reach. We document the height with photographs, list what has to be disposed of, and name the places where the floor construction has to be opened up.
