Efflorescence comes from below, not from above
White, crystalline films on stone and concrete are dissolved salts that travel to the surface with moisture out of the substrate and crystallise out there. Washing them off buys quiet for a few days as long as the source of moisture remains. Acid is particularly delicate here: on limestone, marble and terrazzo it etches matt patches into the surface. We take the efflorescence off dry, repeat that at intervals, and say so when the cause is a building matter.
With textile extraction it is the suction that decides
If more water goes in than comes out, moisture stays in the backing of the covering. As it dries, dissolved dirt travels upwards with the water and redraws rims that are more noticeable than the original stains; with a natural fibre backing there is also a brownish discolouration out of the cellulose. That is why we plan in air movement and drying time, and work with encapsulation where the window is short.
Conductive floors lose their function through maintenance products
In plant rooms, electronics manufacturing and medical areas, floors are built to be conductive so that static charge can drain away. An ordinary layer of polish or a polymer film insulates the surface, and the conductivity is gone without anything being visible. For such areas there are conductive maintenance products, and the alternative of working with no film at all. We ask about this use beforehand, because the mistake can only be undone by a complete deep clean.
