Crystallising and diamond grinding are not coating
Mineral floors can also be brought up without a plastic film: with porcelain stoneware the surface is opened, cleaned and densified again with graded diamond pads — the flooring stays open, takes up no grease and does not become slippery, which is the point in kitchens and entrance zones. On lime-bound floors such as marble, limestone and terrazzo, crystallisation works with an acidic fluate solution and mechanical action: the uppermost layer is chemically converted and mechanically densified, and the result is not an application but an altered surface. That is why the choice between coating and mechanical treatment is a material decision — and only the coating can be taken off again.
Textile flooring dries more slowly than the plan assumes
After spray extraction, residual moisture stays in the pile and in the backing; how quickly it leaves depends on the air change, the room temperature and the relative humidity, and not on the clock time in the programme. If a carpet stays damp too long it smells, and where the construction contains natural fibre a brownish discolouration can strike through from below, which is no longer soiling. That is why we work with a small volume of solution, vacuum several times afterwards and use blowers or dehumidifiers, rather than opening a window at night and hoping for the weather. Furniture and office swivel chairs only go onto a dry surface, because castors and metal glides leave imprints and rust spots on a damp pile.
Slip resistance does not survive the wrong aftercare
Floors in kitchens, wet areas and workshops are classified in assessment groups from R 9 to R 13, and that effect arises from the surface texture and the displacement space of the tile. A film-forming dressing or a coating closes the texture off — the surface looks better after the deep clean and is more dangerous than before, and that only becomes apparent with the first fall. In these areas we therefore deep clean with a grease-dissolving product, work it mechanically and hand it over without a maintenance film. On surfaces with an assessment group, that decision goes into our record, so that it can afterwards be traced why nothing was applied.
