Looking for the cause, with measured values
Before anything is removed, the surface temperatures, the material moisture and the room air values are recorded and the dew point calculated from them. Only then can it be distinguished whether a thermal bridge, a leak, rising damp or a question of use lies behind it.
Containment and protection of those working
The working area is separated off dust-tight, run under negative pressure with an air scrubber and entered through an airlock. The critical moment is not the growth but the removal, because that is when the largest quantity of spores is released; the work is done with FFP3 and a disposable coverall.
Removal at the surface
Wallpaper, paint and coatings are taken off, smooth, non-absorbent surfaces treated and vacuumed with a fine particulate filter. On small smooth areas we work with seventy to eighty per cent alcohol, not with chlorine bleach.
Stripping out affected substance
Plasterboard, insulation, the insulation layer under a screed, chipboard and wood-based panels are grown through and are taken out, not treated. That part is taken on by our partner firm Skyline Bau GmbH, so that strip-out, drying and reinstatement run together.
Drying to a target value
Condensation or desiccant dryers, and for floor build-ups the drying of the insulation layer through drilled holes; measurement continues to the agreed target value and not to a feeling. The measuring points and the values go into the record.
Fine cleaning, check, prevention
After the drying come the fine cleaning of all surfaces with a fine particulate filter vacuum, a follow-up check and the handover with photographs and measured values. Along with the sober recommendation of what has to be changed about the building or about its use so that it stays away.

Mould needs no droplets, only cold surfaces
At twenty degrees room air and sixty per cent relative humidity the dew point lies at about twelve degrees — at a thermal bridge at eleven degrees water comes out of the air without anybody seeing a wet patch. In fact spores begin to germinate well before that, at approximately eighty per cent humidity directly at the surface, which is why building physics works with a minimum value for the room-side surface temperature: DIN 4108-2 sets a temperature factor of 0.7 for this, which under standard climate conditions corresponds to about 12.6 degrees, and ÖNORM B 8110-2 governs protection against condensation in building construction. In practice that means: furniture with a gap to the wall, ventilate the moisture load away, and deal with the cold spot in constructional terms — wiping it off treats only the consequence.
Chlorine bleach and vinegar are not a remediation
Chlorine decolourises the pigment, so that the spot looks clean while the mycelium stays sitting in the plaster; killed material also remains allergenic, so this is about removal and not about killing. Vinegar is doubly wrong on a mineral substrate, because as an organic acid it brings a nutrient with it and lowers the protective alkaline character of plaster and limewash. What makes professional sense is seventy to eighty per cent alcohol or hydrogen peroxide on small smooth areas — absorbent layers have to come out, and the mould guidance of the German Federal Environment Agency draws the line at about half a square metre: above that, the remediation belongs in professional hands, including containment.
Dry is a measured value, not an impression
After water damage the surface dries first, while the insulation layer under the screed and the area at the skirting still hold water for weeks; it is precisely there that growth continues, invisibly under the closed floor. That is why drying is done through core drillings by the negative or positive pressure method and checked with the oven-dry or carbide method and measuring points within the build-up, until the target value is reached — depending on the construction that is weeks, not days. Anyone who closes the floor earlier because it feels dry on top builds the mould in, and opens it up again the next year at twice the cost.
