Road salt is not a cosmetic matter but chloride on concrete
The white rims are salt residues that draw water again on every damp day. Chloride migrates through cracks and pores as far as the reinforcement and sets corrosion going there; it only becomes visible years later as rust staining and spalled concrete cover, and by then it is repair work to the EN 1504 series of standards and no longer a clean. The spring clean with the wash water picked up is therefore fabric maintenance, and the appointment on which there is least to be saved.
Not every dark mark can still be removed
The black film in the wheel tracks comes off with an alkaline degreaser, contact time and a brush machine. Old engine oil on uncoated concrete, by contrast, sits in the capillaries: the spot becomes markedly lighter, a shadow stays, and more pressure only drives the oil deeper. Skid marks are transferred rubber and can only be taken off mechanically or with an approved solvent — what the result will be, we say at the inspection and not in the final invoice.
The coating decides the product, the pad and the temperature
Parking decks frequently carry a crack-bridging polyurethane-based coating, lower levels a rigid epoxy coating or none at all. Strongly alkaline deep cleaners, solvents, hard brushes and hot water attack the top layer; if it goes matt or opens up, water penetrates and the coating comes away over whole areas. We establish the build-up first — from the managing agent's records and, in case of doubt, from a test patch — and choose pad, product and temperature accordingly.
