Pressure washing costs the joint, and the joint carries the slab
With slabs laid in a grit bed, a hard jet flushes out the jointing sand and the bedding; it is only noticed when, after one or two spells of rain, the edges tip and slabs rock. Bound joints of trass or epoxy mortar are more resistant but crack at the junction if the jet crosses them directly. Rust marks from flowerpots and steel furniture, by contrast, are not a matter of pressure at all: iron oxide sits in the capillary and is fetched out with a chelating agent or a reducing agent — whether a shadow will remain, we say beforehand.
Beneath the covering of a roof terrace lies a waterproofing layer
With slabs on pedestal supports or in a gravel bed, it is the membrane of bitumen, FPO or PVC that carries the watertightness, and it is only a few millimetres thick: a hard jet at junctions, seams and the parapet edge, acidic products on the membrane and levering tools at the supports are real risks there, and the damage only shows up as a damp patch in the flat below. Work is therefore done section by section, slabs are lifted rather than flushed through, and water is routed and extracted. Roots in joints are a subject of their own: whatever grows into the membrane is no longer a cleaning matter, and we report it before it becomes a leak.
Algae and moss come back if the cause stays
Green growth is a biofilm of algae, mosses, fungi and lichens, and it grows where moisture, shade and nutrients come together — a north side, a tree canopy above, a blocked gully, a covering that does not dry out. A product against growth needs several hours to days and dry weather, otherwise it is washed off, and even then the surface stays clear only for as long as the conditions do not suit again. It also matters where the wash water runs: it does not belong in the border and not in the rainwater drain but along the agreed route — we settle that before the work.
