The coating decides the product, the pad and the temperature
Parking decks frequently carry a crack-bridging polyurethane-based coating, lower levels a rigid epoxy coating or none at all. Strongly alkaline deep cleaners, solvents, hard brushes and hot water attack the top layer; if it goes matt or opens up, water penetrates and the coating comes away over whole areas. We establish the build-up first — from the managing agent's records and, in case of doubt, from a test patch — and choose pad, product and temperature accordingly.
The wrong washing product sends the oil through the separator
A light liquid separator separates oil from water because the oil floats. Cleaners high in surfactants, by contrast, emulsify it: the droplets stay dispersed in the water and travel through the separator into the sewer without it ever becoming visible. That is why we work with products that are separator-friendly, the water is picked up by the machine rather than flushed across the surface, and heavily contaminated spots are treated and disposed of separately. The silt trap and the separator itself are emptied by your waste contractor; we report the fill level.
Charging points are not cleaned wet
