Algae and moss come back if the cause stays

Green growth is a biofilm of algae, mosses, fungi and lichens, and it grows where moisture, shade and nutrients come together — a north side, a tree canopy above, a blocked gully, a covering that does not dry out. A product against growth needs several hours to days and dry weather, otherwise it is washed off, and even then the surface stays clear only for as long as the conditions do not suit again. It also matters where the wash water runs: it does not belong in the border and not in the rainwater drain but along the agreed route — we settle that before the work.

Awning fabric loses its finish, not its colour

Solution-dyed acrylic fabric is colour-stable, but its water repellency comes from a finish on the surface: brushes, pressure washing, alkaline cleaners and chlorine wear it away, and after that the fabric absorbs, rims remain, and mildew spots form in the rolled-up awning. What is right is mild, neutral cleaning with contact time, thorough rinsing and complete drying before it is retracted, with the finish renewed where needed. Marks along seams and mildew spots that are already in the weave will not come out again — we say that beforehand instead of explaining it afterwards.

Grey timber is not dirt but broken-down lignin

The silver-grey layer on larch or bangkirai is caused by UV radiation, which breaks down the lignin in the topmost tenth of a millimetre; water and surfactant will not take that away. It needs a brightener based on oxalic acid or hydrogen peroxide, with neutralisation afterwards. Pressure washing achieves the same thing visually but tears out the soft early wood: the surface becomes rough, raises fibres, takes up more water and is grey and green again more quickly in the following season. That is why brushing is done along the grain, with limited pressure, and the greying is removed chemically only where the surface is then to be oiled.
