Prams, bicycles, shoe cupboards and waste paper in the corridor are a fire load and obstruct escape and the emergency services when it matters; wedged fire doors and blocked smoke vents cancel out the system they belong to. We may not remove other people's property, but we look on every round, record it with a photograph and the date, and report it. That gives the property manager a basis for the letter to residents, not just a remark in passing.
The roof drain is where damage begins
Flat roofs drain through internal outlets: if leaves, gravel or needles block the inlet, water backs up on the surface, loads the waterproofing and finds its way into the build-up at a junction or at the parapet. The emergency overflow is the last safeguard and must therefore never be overgrown. We check gutters, outlets and overflows twice a year — in spring after blossom and pollen, and in late autumn after leaf fall — and record the condition with photographs.
One building holds floors that contradict each other
Terrazzo, limestone and unpolished natural stone in the stairwell contain lime: an acidic sanitary cleaner etches them dull, and that is a change to the material, no longer soiling. Linoleum tolerates neither a strongly alkaline agent nor standing water, because the linseed oil saponifies and the jute backing swells; rubber flooring tolerates neither solvents nor a film-forming coating.
