Underground car park ramp, parking deck and barrier area
The head of the ramp, the turning area, the barrier and the drainage channel are cleared and treated with a product that the coating and the waterproofing will take. Chippings are kept away there, because under tyres they become an abrasive and they block the channel heating.
Steps, handrails and accessible routes
Step edges, landings, handrails and the ramp to the accessible entrance are dealt with first and gritted more densely than the open area. The work is done with hand equipment, because machine width and step geometry do not go together.
Roof terrace, emergency overflow and outdoor escape route
On walkable roofs, escape routes, door areas and accesses are kept clear, and roof outlets and emergency overflows freed of ice and slush. Clearing is done only down to the agreed depth of snow and always with fall protection.
Bin area and access for waste collection
The container standing area, the route to it and the approach stay clear, and the bin lids free of ice and movable. Snow is not stored in front of the bin — a bin that cannot be reached is not emptied and then stands full for a week.
The gritting material store on site
Chipping boxes, salt containers, spreaders and shovels are prepared before the season, refilled during it and kept dry. Damp salt cakes together and can no longer be spread at minus ten degrees; damp chippings freeze into a block.
In Vienna the pavement duty falls in densely built streets with cars parked along their whole length: the snow may not go onto the carriageway, and at the same time there is hardly any storage area, which is why removal is needed here more often than in the other cities. The MA 48 clears the public areas; the strip in front of the property stays with the owner — we record the boundary between the two in the site sheet. In the hillside districts of Döbling and Hietzing there are gradients on top of that, which have to be gritted earlier and more densely, and machine work in residential streets is tightly constrained by the quiet hours.

Ice that keeps coming back in the same place has a structural cause
When a surface is slippery again every night even though it has been cleared and gritted, the water usually does not come from the sky: a leaking gutter or a broken-off downpipe, condensate from an outdoor unit, a blocked floor gully, meltwater from a badly placed snow store, or a fall from the garage exit towards the pavement. No gritting interval helps against a running source, because a new layer of ice keeps forming overnight — and in the event of a claim that is exactly the point at which the question is asked whether the cause was known. We document such places with a photograph and the time and say what needs doing structurally; carrying that out is something our partner firm Skyline Bau can do.
The duty has a time window and a width
§ 93 para 1 of the Austrian StVO requires the owner, within a built-up area, to clear the pavements and footways running along the property, over a distance of not more than three metres, of snow and soiling and to grit them when there is snow and ice — and to do so between six in the morning and ten at night. Where there is no pavement, it concerns the edge of the road over a width of one metre. Anyone who only starts at nine has already breached the duty, even if everything is bare afterwards; and so has anyone who clears during the night but does not come back at five in the afternoon when fresh snow has fallen. That is why we agree inspection intervals and not just a morning appointment.
In the event of a claim it is the record that decides
Where the protective provision of § 93 StVO is breached, the adjoining owner is liable under the general Austrian law of damages even for slight negligence — unlike the keeper of a way under § 1319a ABGB, who has to answer only for gross negligence. What then becomes decisive is whether it can be evidenced, for the moment of the fall, when the site was cleared, when it was gritted and with what; recollection and an invoice are not sufficient for that. Transferring the duty to a company largely relieves the owner, but it requires a careful choice of contractor and a check on performance — both of which become easier when every round is documented with time, area and gritting material.
