What counts as sanitary cleaning
WC facilities, washrooms, urinal areas, showers, changing rooms, baby change rooms, accessible cubicles and the cleaner's room behind them — that is to say every surface touched daily by many hands and shoes. This is a service in its own right with its own cycle, and not the last item on the office list.
Premises with high footfall
A shopping centre, a restaurant, a motorway services, a venue, a school, a swimming pool and a fitness business have one thing in common: it is the number of visitors per hour that determines the condition, not the floor area. A staff WC with twenty uses a day and a public toilet with eight hundred are two different services.
Two chemistries, a clear order
Limescale and urine scale are dissolved with acidic products in the pH range of about one to three, and grease, soap residues and protein with alkaline ones in the range nine to twelve. The work is done with separate bottles, a colour of their own and a fixed order, never at the same time and never mixed.
Disinfection where it works
What is treated are contact surfaces — flush button, door handle, fitting, seat, tap, dispenser — not the whole floor as a matter of routine. We use products listed by the VAH and the RKI at the stated concentration; the surface has to stay wetted until the contact time has elapsed, and is not wiped dry.
Consumables, fittings, services
Soap, paper, hygiene bins and urinal blocks are refilled and the stock is recorded; traps and floor drains are topped up with water. Defective flushes, dripping taps and weak extract ventilation are reported, because otherwise both come back as a cleaning defect.
Check rounds and evidence
Where footfall is high, several short passes replace the second full clean: refill, squeegee the surfaces, waste, visual check. Every round is documented with the time and initials, on request with a photographic record.

The smell rarely comes from the surface
Urea is broken down enzymatically by bacteria into ammonia, and from what remains, hard deposits form with calcium and magnesium which sit in the pan, the trap and the drain pipe — and there no urinal block and no surface cleaner has any effect. Water-saving flushes and waterless urinals make this worse, because less flushing water raises the concentration; another classic is the dried-out trap in a rarely used floor drain, which lets sewer gas straight into the room. That is why we work with acid and a contact time, top up drains to a plan, and say plainly when porous silicone or weak extract ventilation is the actual cause — replacing the joint is then a matter for our partner firm Skyline Bau GmbH.
Disinfecting without cleaning does not work
Films of dirt, grease and protein bind the active substance and put it out of action before it reaches the germs; that is the reason why in practice the work is always cleaning first and disinfection second. Concentration and contact time are part of the effect as well: a surface wiped dry after twenty seconds has not been disinfected, only been damp — the entries in the VAH and RKI lists state the relevant period for each product. What makes sense is the targeted treatment of contact surfaces; surface disinfection of the floor replaces no cleaning and achieves almost nothing in hygienic terms.
Acidic and chlorine-based never belong together — and not on every substrate
If an acidic cleaner meets a chlorine-based product, chlorine gas is formed; in a small, poorly ventilated cubicle that is an acute danger, which is why separate bottles, colour codes and a fixed order are not a formality. The substrate matters just as much: acidic products etch marble, limestone and terrazzo to a matt finish, a long contact time leaves chromed taps patchy, and chloride-bearing products cause pitting corrosion on stainless steel. The third point concerns safety underfoot: barefoot areas are divided into groups A, B and C to DIN 51097, and working areas into R classes to DIN 51130 — a film of limescale, soap or grease on the surface reduces that effect measurably, which is why deep cleaning in a wet area is also a question of slip resistance.
