Legionella multiply in water at temperatures between roughly twenty-five and forty-five degrees, and for that they need stagnation: a floor-level toilet left unused for days where occupancy varies, a shower in the changing room that only runs seasonally, a basin in a side room. It becomes dangerous where aerosol is produced, that is to say at shower heads, hand showers and tap aerators; ÖNORM B 5019 governs the operation and monitoring of central domestic hot water systems and provides, among other things, for a regular change of water at every draw-off point. We take on the flushing to a plan, descale or report aerators and document every pass with a date — the plant engineering, the temperature regime and the sampling remain with building services and the installer.
Porcelain stoneware, grout and silicone set the limit
Polished and calibrated porcelain stoneware is microporously opened at the surface: dirt and limescale lodge there, and a film-forming impregnation would worsen the slip resistance, so the work is done with mechanical action and a suitable pH rather than by sealing. Cement-based grout is sensitive to acid and is washed out if the contact is too frequent or too long — after that the joint sits lower, holds dirt and harbours biofilm, which is taken for a cleaning defect but is damage to the material. Epoxy grout behaves differently and tolerates more. Black spots in silicone sit in the material and not on it: the fungicidal additive is exhausted after some years, and then only replacing the joint helps, which is building work by our partner firm Skyline Bau GmbH.
Dispensers and hand drying are part of the hygiene
Soap is not topped up but changed: pour fresh soap into a half-empty, uncleaned cartridge and you get bacterial growth in the container, which is why closed cartridge systems, or refill containers that have been fully cleaned and dried, are the right way. With hand drying it is less the type that counts than the condition: warm-air and high-speed units have filters, collection trays and air outlets that have to be cleaned themselves, otherwise they distribute what they draw in. Paper towels in single-sheet dispensers are hygienically unproblematic, but need refill checks at the peak, because an empty unit is noticed precisely when the place is full. That is why we record consumption per unit and clean the equipment itself as well, not only around it.
