After the clearance come floors, walls, cupboards, sanitary areas and the kitchen. Odour is carried by absorbent materials — carpet backing, adhesive, chipboard furniture, porous joints — and those have to leave the building, not be sprayed over.

Pest findings and where our work ends

Droppings, gnaw marks, nests and live infestation are documented and reported. Control itself belongs to the pest control contractor; we clear and clean before and afterwards.

Odour sits in the material, not in the air

Urine, faeces and decay penetrate absorbent layers: carpet backing, adhesive, screed joints, timber flooring, chipboard, silicone joints. Fogging and ozone treat only the air and the surfaces — as long as the source is still inside, the odour returns with the next damp week, because the dried salts are hygroscopic and draw water again. We therefore remove the carriers, flush floor drains and traps, and say beforehand when a floor construction has to be opened up.

Not everyone is entitled to order a clearance

With an estate it is not the quickest relative who decides but whoever is entitled to dispose of the property; while the proceedings are running, clearing it on one's own authority can become expensive. With a rented flat, the landlord needs the tenant's consent or a court title, or clearing it out is unlawful self-help. We therefore ask before the contract who is instructing us, and we record the condition before we begin with photographs.

The dust is the real risk

Moving old stacks creates aerosols of mould spores, rodent droppings and mite material, and where dried urine is present, ammonia as well in enclosed rooms. No fabric mask helps against that: the work is done with FFP3, a disposable suit, cut-resistant gloves and cross-ventilation, with a fine-filter vacuum rather than a broom. A second point is regularly underestimated — densely stacked paper weighs several hundred kilograms per cubic metre, which is why stacks are taken down layer by layer and not pushed over.
