02. What Student Housing Cleaning at Bling Bling covers
The scope of work in Vienna at a glance — what the contract says and what actually happens on site.
Bin stores and collection points
The area around the containers, the floor drain and the wall plinth, separated fractions and a surface with no liquid standing on it — that is the place where pests otherwise start.
Windows, loggias and escape balconies
Glass on both sides, frames, rebates and drainage openings, plus the balustrades, floor gratings and drains of the loggias. On escape balconies it also counts that the area stays clear — furniture and bicycles left there are reported.
Bicycle cellar, store rooms and tenants' cellar bays
Rubber from tyres, grit, oil from chains, cardboard and leaves in the approach. The floor area is run with a machine and the gaps between the stands are gone over by hand.
Bed frame, mattress and room furniture
On a change of occupant, the slatted base, the bed box, the desk, the chair and the tops of cupboards are taken off, and crevices, screw joints and mattress seams are gone through for traces of infestation. Anything noticed is photographed and reported.
Lift, intercom and letterboxes
The car, the mirror, the buttons, the door reveal, the bell panel, the keypad lock and the front of the letterboxes are the surfaces every resident touches several times a day, and they run as a contact surface round of their own.
Gym, music room and party room
Equipment, handles, upholstered pads, mats, mirrors, acoustic panels and the floor covering. Sweat attacks lacquered floors and chrome parts, which is why cleaning here follows each block of use and not a cycle.
Vienna has the most places in halls and the widest range of buildings: from new build with loggias and a lift to older houses with box-type windows, in which each plane of glass is done separately by hand. The buildings lie around the university sites and on the campus in the Prater, usually in the middle of residential development — machine work in the courtyard and the corridor is therefore limited in time, and materials come in over the loading bay. The change of occupant concentrates into a few days at the end of the semester, and bulky waste from cleared rooms goes through the MA 48 collection points.
03. Student Housing Cleaning: Bling Bling vs. the competition
A hall of residence is used by people who are not paid to keep it in order, and it has three places where contracts regularly break down: the shared kitchen, the shared shower and the change of semester, when hundreds of units are handed over within a few days. Cheap tenders cost that out at regular cleaning times and deliver a wipe of the cloth in the kitchen where an alkaline grease remover with contact time would be needed. We separate regular cleaning, the hygiene round and handover cleaning into three services, keep a planned crew in reserve for the change of semester, and document every unit with photographs. The cost range follows the inspection, because occupancy density, the number of kitchens and the floor coverings determine the effort involved. In Vienna, Bling Bling works with the same core team that knows the building.

06. 10 reasons for Student Housing Cleaning from Bling Bling
What a cleaning company has to be measured against — and which of it can be verified.
1In business since 2014
A family firm, not a franchise and not a broker — whoever quotes also carries out the work.
2Registered core team
Permanently employed and properly registered. No chain of subcontractors where nobody is liable at the end.
3The same people every time
The team knows the building, the access and the routines. Cover is arranged and named in advance.
4€3m public liability
Personal injury, property and financial loss covered; the certificate is attached to the quotation.
5RKI/VAH-listed agents, HACCP
Listed agents, trained staff, a cleaning and disinfection plan for each building.
6Multilingual
German, English and five further languages — the briefing gets through.
7No price without a site visit
A flat price over the phone rarely holds. After the visit the framework is set out in writing. A monthly flat rate applies to weekly recurring cleaning; one-off and deep cleans by effort - hourly, per square metre or flat - travel included.
8Dated proof
Record of each visit and photo documentation, reported monthly.
9Handover records that stand up for the hall management
Photographs with a date for every unit. Anyone withholding or releasing a deposit then has evidence and not an assertion.
10Examination periods and quiet hours are in the plan
Noisy work such as machine runs in the corridor we place outside the examination weeks and outside quiet hours, agreed with the hall management.
07. Student Housing Cleaning in 4 more cities
Bling Bling works in Vienna, Graz, Linz, Salzburg and Klosterneuburg — with its own staff on site, not with subcontractors hired in.
08. Student Housing Cleaning for 5 typical situations
The same service looks different depending on the occasion — these five situations come up most often.
Switching to summer operation and back
Where units are let to guests during the holidays, room rounds run on a hotel cycle, after which the changeover back to term-time operation follows.
After vandalism in the stairwell or the lift
Spray paint, stickers, burn marks on buttons and damage are documented and treated before they become established.
Before the intake week in autumn
The units, communal rooms, windows and cellars once completely, because after that there is no free window for months.
The change of semester
A mass move-out and move-in within a few days, unit by unit with a record and a photographic condition report.
After a party in the common room
A sticky film from drinks on the floor, stains in the textiles, sanitary facilities under strain — finished before business resumes in the morning.
★ Worth knowing
What is often misjudged about Student Housing Cleaning
Said up front, on the facts — not after the invoice.
Black streaks on a corridor floor are rubber deposited on it
Heels and trainer soles leave elastomer scuffing that adheres in the covering under pressure and warmth: that is not dirt which can be dissolved but material on the surface, and so neither more water nor a stronger cleaner helps. It is taken off mechanically with a soft hand pad or an eraser disc, and on larger areas with a machine and a suitable pad. Solvents and strongly alkaline products, by contrast, do more harm than good on plastic coverings — they dull the wear layer, and after that the next streak holds even better.
Kitchen grease turns to resin over time
The aerosol mist above the pan and the deep fryer settles on wall units, the hood and the tiled splashback, and under heat it cross-links into a tough layer that surfactants no longer dissolve. What helps is an alkaline grease remover with a genuine contact time and mechanical work afterwards — what does not help is more pressure with the cloth. At the same time alkali has a limit: aluminium grease filters, aluminium fascias and anodised parts are attacked by it and go dull and rough; those go into a more mildly set bath.
Limescale and lime soap are two different deposits
Limescale is carbonate out of the mains water; lime soap forms when shower gel and shampoo react with the hardness minerals in the water, and it builds a water-insoluble, grey and greasy film on partitions and fittings. Both come off with acidic cleaners and contact time, but not on natural stone, not on damaged enamel and never in combination with chlorine-based products. If a milky haze remains on the shower screen afterwards, that is as a rule glass corrosion: the silicate surface has been leached, material is missing there, and no chemistry brings it back.

●. Frequently asked questions about Student Housing Cleaning in Vienna
What does Student Housing Cleaning cost?
There is no price before the site visit, and a figure given over the phone rarely holds. We look at surfaces, access and time windows, and then the cost framework is set out in writing with a schedule of services. What changes the price: the area, the frequency, the condition at handover and the time of day the work is done. Two rules apply everywhere: a monthly flat rate is only offered for recurring cleaning at least once a week, including stairwells. One-off jobs, first cleans and deep cleans are billed by effort - depending on the service by the hour at a higher rate, by square metre or as a flat price - and travel time there and back counts.
Is the site visit really free?
Yes, free of charge and without obligation. It is the only way to quote seriously, so we treat it as part of the offer, not as a service to be paid for.
Does the same person come every time?
Yes. The team is permanently employed and knows the building, the access arrangements and the routines. Cover is arranged in advance and named, and it works from the building log, not from a verbal handover.
Is your staff properly registered?
All of them, with social insurance. No chain of subcontractors in which nobody is liable at the end. Proof is provided on request.
What insurance is in place?
Public liability of €3m, covering personal injury, property damage and financial loss. The certificate is attached to the quotation.
What happens if something is not right?
It is put right within 48 hours, in writing, at no extra cost. Measured against the schedule of services and a joint inspection, not against an impression.
Can you work outside business hours?
Yes — early, late, at weekends or on public holidays. In occupied buildings, daytime cleaning in sections is often the better option, because the client sees the work and can raise anything immediately.
Do I have to provide materials or a room?
Materials and equipment we bring. What helps is a lockable store with a slop sink, space for the trolley and somewhere for pads to dry — damp pads in a closed bag are the most common source of smell in an otherwise clean building.
What notice period applies?
The contract is terminable monthly. There is no minimum term and no automatic extension by the year.
Do you also work in English?
Yes — German, English and five further languages. The briefing gets through, which matters more on site than it sounds.
Which documents do I get?
A schedule of services with frequencies, a dated record of each visit, photo documentation before and after, and a monthly report.
How quickly can you start?
Usually within a few working days of the quotation being accepted. Short-notice jobs are most readily possible in Vienna, because travel times within a district are short.
