The official route for the danger area
Closing a pavement or a carriageway on public land requires a permit, often together with a traffic signage plan and a lead time. We take on the application, the cordoning off and notifying the neighbours, so that the day of the work does not founder on the exclusion zone.
Access planning and anchor points
Before the job we establish what the ropes will hang from: existing anchor devices to EN 795 with documentation, permanently installed roof anchors, parapet structures or temporary systems. Where there is nothing capable of taking the load, nothing is improvised — a solution is planned.
The two-rope system
Work is carried out on a working line with a self-locking descender and on an independently anchored backup safety line with a guided type fall arrester running on it. We use low stretch kernmantel ropes to EN 1891 Type A, with edge protection at every edge the rope runs over.
A second person and a rescue plan
Nobody works alone: the second person belays, keeps watch and can carry out a rescue if it comes to that. How a person is recovered from the rope is settled, with the equipment and the sequence, before the first metre of descent.
Work carried out with rope access
Glass and window cleaning at height, sections of facade, green growth in areas that are hard to reach, pigeon deterrence with netting, spikes and tensioned wire, gutters and emergency overflows, plus visual inspections of metalwork and joints with photographic records, and making loose parts safe.
In the old-town conservation area, what matters is what may be visibly altered on the facade: anchor points are therefore set temporarily more often — using parapet clamps, counterweights and webbing slings — rather than permanently installed, and the method is agreed with the expert commission. The steep hillsides in the west have houses no platform can drive up to. On the Schlossberg and at retaining walls above public paths, the exclusion zone is the more demanding part of the job, not the work itself.

Establishing the condition before a refurbishment decision
Before a managing agent or an owner decides on facade or metalwork repairs, the condition has to be established close up — rope access is the cheapest way of getting there.
A glass roof or a light well in a building that stays open

The wind at the building has little to do with the forecast
Between two buildings the flow accelerates, at a smooth facade an updraught forms, and over roof edges the flow separates: at the same address, completely different values can be present at different heights and on different elevations, which is why measurements are taken at the work position and the decision is not made from a forecast. Defined limits for wind speed, gusts, thunderstorms, wet and ice are fixed before the start, and stopping work is a decision based on a measured value, not on the schedule. Cold comes on top of that, because grip strength and fine motor control fall off and wet ropes stiffen in frost, which changes the handling and the braking effect in the descender. That is why we plan reserve dates into work at height — a postponed job is cheaper than one carried out at the limit.
Rope access has to be justified and is tied to qualification
Worker protection law sets out an order of priority: first it must be examined whether a safe standing surface, scaffolding or a mobile elevating work platform is possible, and only then does rope access come in as the solution for cases where that is not possible or would be disproportionate. That choice belongs in the risk assessment and is documented — where a platform can get to the work and is economic, we say so, even though it makes our share of the job smaller. Qualification comes on top of that: training in rope access technique is graded, on site a person holding the higher grade supervises, and refresher training, first aid and rescue at height are practised regularly. For work with a risk of falling, the occupational health fitness of the people involved is part of it as well, not just the equipment.
The obstacle is not the height, it is the anchor point
Anchor devices are classified into types under EN 795 — from single anchor points through rope-based systems to webbing slings — and every point needs a substrate able to take the load together with suitable fixings; with anchors drilled in afterwards, the load capacity depends on the concrete or masonry behind them. In practice there is nothing usable on many parapets: lightning protection conductors, aerials, railings and ventilation stubs are not anchor points, and roof safety hooks to EN 517 are intended for securing someone moving about the roof and are not automatically approved for rope access work. That is why the decision on feasibility is taken during the inspection — and sometimes the answer is that an anchor device has to be installed first.
