Every room ready for handover
Floors, doors including the frames, skirting, light switches, socket surrounds and radiators including the gaps between them — somebody looks in there at the handover.
Windows inside and out, with the frames
Glass, frame, reveal, window rebate and fittings, plus the roller shutter guide and the sill. The rebate is where handovers are typically objected to.
Bathroom fully descaled
Taps, shower tray or bath, shower glass, tile joints, silicone, drains and the WC including the rim.
Kitchen with the appliances inside
Oven with the seal and the trays, extractor filter, fridge defrosted and wiped out, cupboards inside, and behind and under free-standing appliances.
Traces of the furnishings removed
Adhesive residue from hooks, films and carpet tape, marks from felt glides, labels. Filling holes and repainting are decorating work and are agreed separately.

What is often misjudged about Move-Out Cleaning

Broom-clean is not the same as ready for handover
The tenancy agreement often says no more than a couple of words about this. Broom-clean means cleared and swept out, but what is expected at the appointment is usually a full final clean with windows and appliances. We read beforehand what has been agreed and say which points go beyond it — so that you do not order more than you need and not less than is asked.
You do not have to clean away normal wear
Greyed silicone joints, worn paths in parquet, faded paintwork and a usual number of wall plug holes are wear from use in accordance with the agreement, not soiling. Cleaning cannot change that, and it does not have to. At the initial survey we say what belongs to the cleaning and what is a repair matter between you and the landlord.
Limescale on shower glass cannot be made up indefinitely
Years without a squeegee leave not a haze on the glass but an attacked surface — glass corrosion. An acidic agent and polishing bring some of it back, not all of it. We test that beforehand on one corner and say what is achievable, so that the handover does not hang on a false expectation.

Do I have to provide materials or a room?
Materials and equipment we bring. What helps is a lockable store with a slop sink, space for the trolley and somewhere for pads to dry — damp pads in a closed bag are the most common source of smell in an otherwise clean building.
What notice period applies?
The contract is terminable monthly. There is no minimum term and no automatic extension by the year.
