Selling a flat with handover to the buyer
Here there is no tenancy record but a contract of sale with a handover date. The cleaning is to move-in condition, because the buyer furnishes immediately afterwards.

With the extractor it depends on how it runs
Metal grease filters can be washed and take the dishwasher. The activated carbon filter in recirculation mode is a consumable that is replaced, not washed — washing it leaves a damp part with no effect. The extract duct behind it belongs to the building, not to the tenancy. We clean the filters, report that a replacement is due and leave the duct alone.
The last mopping decides the impression the floor makes
Sealed parquet and laminate are mopped only mist-damp, because water at the joint edges swells the core board and the edge stays raised for good. Oiled wood needs the opposite: a maintenance product containing oil, not an all-purpose cleaner, or it goes patchy and grey. So before the last pass we establish what the surface is, not what it looks like.
Broom-clean is not the same as ready for handover
The tenancy agreement often says no more than a couple of words about this. Broom-clean means cleared and swept out, but what is expected at the appointment is usually a full final clean with windows and appliances. We read beforehand what has been agreed and say which points go beyond it — so that you do not order more than you need and not less than is asked.
