Office cleaning Salzburg, with a schedule, not a flat guess

With around 1,200 millimetres a year, Salzburg is Austria's wettest provincial capital, roughly double Vienna. For office cleaning that means soil arrives wet, not dry. Wet soil is not scraped off but spread, and it penetrates joints and textile coverings instead of sitting on top. A matting zone here must be designed for water absorption, not abrasion: first stage coarse soil, second absorbent, third drying, together at least six metres. Below three metres it is useless in Salzburg, because a shoe needs three or four steps to release water.

The old town has been on the World Heritage list since 1996 and is largely a pedestrian zone with time-limited loading. Material is carried, often up several floors without a lift. Add the building fabric: conglomerate stone, marble, historic parquet, stucco. On calcareous stone any acidic product is ruled out. In the old town we cost twenty to thirty minutes of setup per shift — an item other providers discover only after signing.

From late July to late August, use of inner-city offices changes fundamentally: higher frequency, longer opening hours, more public traffic in agencies, law firms and administration. At the same time access is restricted further. In these weeks we tighten the interval in public-facing areas and deliberately move deep cleaning to June or September — during the festival no property is free for a night.

North-east of the station lie the commercial areas with modern office complexes: uniform hard floors, ground-level delivery, large continuous floors. That is where the machine works and where the square metre price is lowest. Anyone who considers Salzburg expensive across the board confuses the old town with the whole city — between Getreidegasse and Schallmoos the difference easily reaches forty percent for the same area.

Hotel administration, tour operators and congress offices peak when others are quiet: winter and summer seasons, congress weeks. Cleaning follows that rhythm rather than a rigid weekly plan. We therefore set intervals seasonally, in two stages per year, and show both separately.

Where water comes in daily, a grey film forms from dissolved soil that reappears on drying. The two-chamber method strictly separates clean and dirty water — in Salzburg we change water every 50 to 60 square metres rather than every 80, because the solution turns faster.

In a rainy city the dry pass is not the main operation. It remains a first step before mopping, but the weight here lies on damp cleaning. Cleaning Salzburg like Vienna underestimates moisture and overestimates dust.

Conglomerate stone and marble dominate the old town. The method cannot be used on either, and acidic products etch the surface matt within minutes. Only regrinding repairs that. We therefore cost deep cleaning by actual covering, never as a flat rate.

From 400 square metres of connected area. Available in the commercial districts, not in the old town with its small compartmented rooms and stair access. Hence the price difference of up to forty percent within the same city.

Door glass and partitions run daily. In old town properties, glazed areas often adjoin stucco or historic timber frames — there we work without excess water, because moisture leaves irreversible marks in stucco.

Tourism administration, congress offices and public-facing law firms see markedly more visitors in season. We tighten contact-surface disinfection in those weeks and reduce it afterwards, rather than charging the same effort year-round.

In Salzburg period buildings, washbasin tops are often marble. A single acidic sanitary cleaner ruins them. Colour coding of bottles is mandatory, and in old town properties we carry no acidic cleaner at all.

Carpet near entrances absorbs more moisture in Salzburg than elsewhere. We brush-vacuum traffic lanes daily and recommend deep cleaning twice a year here rather than once — as a separate service, not in the monthly flat rate.
