Office cleaning Klosterneuburg, with a schedule, not a flat guess

Klosterneuburg stretches across some 76 square kilometres along the Danube and up into the Vienna Woods valleys. Two properties here are often ten to fifteen minutes' drive apart; in Vienna it is three. That is the only genuinely price-relevant difference to a city location: it is not the cleaning that costs more but the journey between. We therefore bundle all shifts onto fixed weekdays and fixed routes. Serving every client at their preferred time instead means charging you for the empty runs — usually hidden in the square metre price.

The stock consists mainly of medical practices, tax consultancies, notaries and office communities between 60 and 200 square metres. At that size no machine pays off: setting up a scrubber dryer takes longer than the cleaning itself. We work manually throughout with the two-chamber system and instead set a longer interval with longer shifts — twice a week for ninety minutes achieves more than three times forty.

Properties in the floodplain and along the Danube carry higher base humidity, and basement areas are partly flood-exposed. For routine cleaning that means mist-damp rather than wet, checking skirting at every shift, and ventilating lower floors mechanically after every wet pass. After a flood event, cleaning is no longer maintenance cleaning but special cleaning with its own costing — we separate that cleanly in the quote.

The Institute of Science and Technology Austria and its spin-offs bring a property type otherwise rare in the surrounding area: administrative space next to laboratory and clean areas. Separation is strict — dedicated equipment, dedicated colour coding, no switching between zones with the same material. Where laboratory areas are involved, we clean only after clearance and briefing by the operations management.

Around the abbey and in the Niedermarkt area, office space sits in protected fabric. Natural stone, wooden stairs, partly original fittings. Product choice there is as narrow as in an old town, although it is not one — acidic cleaners are excluded, as are film-forming care products.

Because units are small, practically everything runs manually. Fresh and dirty water strictly separated, changed every 60 to 80 square metres. In properties near the Danube we work mist-damp rather than wet and change every 50 square metres, because base humidity is higher anyway.

Loose soil is picked up dry before mopping. In the Vienna Woods locations, autumn leaf debris is added, which binds into sludge when damp and settles in joints.

In practices and law firms with street access, a three-stage zone over three to five metres has the single largest effect. Depending on weather it holds back sixty to eighty percent of soil input — without it every cleaning pass costs more.

For areas under 300 square metres, setting up a machine takes longer than the cleaning itself. We say so openly rather than demonstrating a machine you pay for. From roughly 400 connected square metres in the commercial area it looks different.

Once a year on linoleum, PVC and vinyl. Not applicable on natural stone and historic wood in the centre. In flood-exposed basement areas we first check residual moisture in the screed — a seal over damp substrate lifts within weeks.

Door glass, partitions and reception areas run with the daily clean. In villa properties with muntin windows we cost window cleaning separately, because each bar is worked individually.

Klosterneuburg has an above-average share of medical practices. There, contact surfaces are disinfected daily, treatment and waiting areas with separate equipment and dedicated colour coding. Blanket disinfection in offices is omitted — it damages surfaces without hygienic benefit.

Water in the Vienna Woods area is hard. Limescale on fittings and in basins forms faster than in Vienna. Acidic against limescale, alkaline against grease, never mixed — and on marble shelving in the centre, neutral only.

In waiting and reception areas with carpet, brush-vacuum traffic lanes daily and treat stains immediately. Deep cleaning is a separate service with its own costing.

In properties near the Danube, special cleaning after a flood event is a fourth category. It is not maintenance cleaning and is never included in the monthly flat rate but costed by effort.
