A rate per square metre says nothing about the effort
The same area needs several times the time depending on use: what decides it is footfall frequency, floor build-up, how heavily the space is furnished and the number of surfaces that are touched by hand. An open sales room with a smooth covering is done by machine in minutes; a workshop of the same size with machinery in it is hand work. That is why at the inspection we survey zone by zone and write the cycle for each zone into the schedule of services.
Once the slip resistance is gone, mopping more often does not help
Floors in working areas are classified in slip resistance groups from R 9 to R 13, and surfaces with a displacement space additionally need an open structure so that oil and water can drain away under the sole of the shoe. Dressing films, polymer coatings and grease residues close that structure up: the surface looks clean and has lost the property it was installed for. On such floors we work with a brush instead of a pad and without film-forming dressing, and we say so when an existing film has to come off.
Too seldom and large in return ties up more time over the year
Dirt that has been walked in gets trodden on and works its way into the structure and the joint; from then on no regular pass will help, only a deep clean with a machine, a contact time and extraction. That puts the area out of use for hours, usually outside operating times, and it has to be re-dressed afterwards. The more economical way is the smaller, more frequent cycle with a planned deep-cleaning interval — we work that through for your areas at the inspection.

Do I have to provide materials or a room?
Materials and equipment we bring. What helps is a lockable store with a slop sink, space for the trolley and somewhere for pads to dry — damp pads in a closed bag are the most common source of smell in an otherwise clean building.
What notice period applies?
The contract is terminable monthly. There is no minimum term and no automatic extension by the year.
