Clearing the pavement along the property
Pavement, building entrance, driveway and the route to the bin area are cleared; where there is no pavement it concerns the edge of the road, to the width the Austrian § 93 StVO provides for. Clearing is done with rubber or plastic blades, so that slabs, asphalt seams and paving joints are not torn up.
Gritting according to the location and what is permitted
When it is slippery, the surface is treated — abrasively with stone chippings or granulate, or by thawing with salt, depending on what the municipality permits and what the substrate will take. On steps, ramps and slopes the treatment is denser and repeated earlier, because those are the places that polish first.
Standby, inspection round and re-gritting
During the season the weather is followed and the site checked before the statutory period begins; in continuous snowfall or freezing rain, further rounds follow. With persistent precipitation, one visit in the morning is not compliance, and it is not agreed as such either.
Snow storage and clear gullies
The snow goes onto the agreed area, not onto the carriageway and not onto hydrants, manholes or fire service access routes. Road gullies, cellar steps and light wells stay clear, so that meltwater can run off instead of becoming a sheet of ice overnight.
Roof overhang, icicles and snow cornices
§ 93 para 2 StVO requires snow cornices and ice formations to be removed from the roof and the place to be made safe until that is done. We work only with fall protection and only where the access allows it; everything else goes to a specialist roofing firm.
A gritting record with date and time
Every clearing and gritting round is recorded with the time, the area and the material used, and with a photograph on request. In a dispute what counts is not that the site was cleared but that it can be evidenced.
03. Winter Service: Bling Bling vs. the competition
Winter service is the only cleaning service that discharges a legal duty: in Austria § 93 StVO obliges the owner of a property within a built-up area to keep the pavement along that property free of snow between six in the morning and ten at night, and gritted when it is slippery. What is often misjudged about Winter Service

The duty has a time window and a width
§ 93 para 1 of the Austrian StVO requires the owner, within a built-up area, to clear the pavements and footways running along the property, over a distance of not more than three metres, of snow and soiling and to grit them when there is snow and ice — and to do so between six in the morning and ten at night. Where there is no pavement, it concerns the edge of the road over a width of one metre. Anyone who only starts at nine has already breached the duty, even if everything is bare afterwards; and so has anyone who clears during the night but does not come back at five in the afternoon when fresh snow has fallen. That is why we agree inspection intervals and not just a morning appointment.
In the event of a claim it is the record that decides
Where the protective provision of § 93 StVO is breached, the adjoining owner is liable under the general Austrian law of damages even for slight negligence — unlike the keeper of a way under § 1319a ABGB, who has to answer only for gross negligence. What then becomes decisive is whether it can be evidenced, for the moment of the fall, when the site was cleared, when it was gritted and with what; recollection and an invoice are not sufficient for that. Transferring the duty to a company largely relieves the owner, but it requires a careful choice of contractor and a check on performance — both of which become easier when every round is documented with time, area and gritting material.
Road salt and chippings are not interchangeable
Common salt only thaws as long as the surface is not too cold; at low temperatures it lies there without effect, and then the abrasive action of chippings or granulate is all that carries. Conversely, chippings on bare ice only help as long as they are not covered by further snow or kicked aside — they have to be re-applied. Structurally, salt is the risk: chlorides travel into concrete and promote corrosion of the reinforcement there; on plinths and natural stone, freeze-thaw cycling under a salt load leads to sanding and efflorescence, and edge planting suffers. Many municipalities restrict road salt on pavements by by-law. We establish before the season what is permitted and tolerable on your surface, and take the chippings and salt residues back up again in spring.
