The dirt sits in the maintenance film, not on the covering
Floor maintenance products form a thin polymer film that protects the covering and takes up dirt as it does so; after enough passes it is saturated, yellowed, and merely redistributed by every mopping. That is why a higher dilution achieves nothing — it takes a deep cleaner in the alkaline range, dwell time and mechanical action to swell the layer and release it. The decisive step comes afterwards: the solution has to be picked up wet before it dries off, otherwise the dissolved film precipitates again across the surface and the result is worse than the starting condition.
Not every covering takes what PVC takes
Linoleum is sensitive to alkali and has a backing layer that does not like standing water: too high a pH bleaches the surface out, too much water works from the reverse side. Rubber coverings react to solvents and do not permanently accept ordinary coatings, porcelain stoneware with an open microstructure needs to be vacuumed off rather than wiped over, and lime-bound natural stones rule out anything acidic. That is why identifying the covering comes at the beginning, and not the question of which product happens to be on the trolley.
Between cleaning and coating lies neutralising
If residual alkalinity or surfactant remains in the substrate, the new layer will not adhere: it streaks, comes away first in the walking line and in front of the doors, and is patchy within a few weeks. Every coat needs its drying time, and full load-bearing capacity does not arrive with walkability — furniture and castor loads belong on it later than shoes do. With newly laid floors this is a separate job in any case: under DIN 18365 the cleaning and maintenance of the finished covering is a special service and not part of the laying work.
