Odour in a dining room is almost never in the surfaces
When premises smell although they are being mopped, the causes lie with great regularity in four places: in a floor drain that has run dry, its water seal evaporated, letting drain gas straight into the room; in the joints and skirting coves where drink residues ferment; in the grease and dust film on the ventilation outlets, which smells every time the system starts; and in damp upholstery and carpets that have not dried through after a wet clean. Fragrances, ozone generators and fogging processes only work once those sources are gone — before that they merely mask. We therefore work the drain, the trap, the joints and the outlets, top up the water seal and report the building matters: missing backflow protection, a defective joint, a broken drain cover.
The draught beer system stays with the specialist service
Yeast, bacterial film and beer stone — a hard-to-dissolve mineral deposit — build up in beer lines, dispense heads and cooling coils. That is what the prescribed line cleaning at a set interval is for, carried out by the dispense system service or the drinks supplier with their own products and their own equipment; it is a food safety matter, and surface cleaners have no business in a drinks line. Our part is the surrounding area, and it is larger than it looks: the outside of the tap, the drip tray, the drainage grid, the substructure, refrigerated drawers, joints and the floor behind the bar — precisely the zone in which sugar and alcohol combine with limescale to form a sticky deposit. Whatever we see by way of a leak, beer stone or odour at the dispense head is reported, because that belongs to the service.

In a dining room, coverings with opposing requirements lie side by side. Oiled or waxed timber tolerates neither alkali nor standing water: the oil film is washed out, the wood goes grey and the joints swell. Terrazzo and cement tiles are cement-bound and react to acid with dull patches that can only be ground away — and acid is exactly what is needed in the sanitary area against uric scale and limescale. Porcelain stoneware tolerates almost anything but takes on maintenance films that become slippery when wet. Anyone going through the premises with a single bucket is therefore doing something wrong in every other room, and the damage is later put down to wear. Separate solutions per material zone, separate equipment for sanitary areas and dining room, and documented formulations per surface cost planning once and save the refurbishment.
