Swollen edges on laminate are irreversible
Laminate consists of an HDF carrier board with a decor layer and an overlay; if water gets in over the joint or the expansion gap at the wall, the carrier swells and the edges lift permanently — that does not go back, not even after it has dried out completely. Parquet and boards react more mildly, but too much moisture opens joints there too, and on oiled floors pale patches appear where the oil is washed out. In a move-out clean that means barely damp with an immediate drying pass, no standing water at joints and skirtings, and existing swollen edges photographed before work starts.
Drain odour in an empty flat is not a cleaning defect
Every drain has a trap whose water seal closes off the sewer; if a flat stands empty for weeks it evaporates, and then the smell comes out of the basin, the shower, the floor gully or the connection left by the removed washing machine. The same applies to the first few litres from the pipework, which can be brownish and metallic after stagnation. We top the seals back up, flush the drains and the draw-off points, and report any traps and connections that are leaking or open — an open waste pipe is a plumbing matter and belongs in the handover record.
Furniture shadows and yellowing are not a cleaning matter
Under carpets, cupboards and furniture feet the covering has been exposed to light differently from the open floor: PVC and linoleum yellow or lighten to different degrees, because UV exposure, oxidation and, in the case of PVC, plasticiser migration are all at work. Once the rooms are emptied, the layout of the old furnishings is there to be seen, and no product will bring that surface to a single tone — the differences even out by themselves over weeks in daylight. We photograph such places before cleaning and note them in the record, so that they are not counted as soiling at the handover.
