The empty flat in a fixed sequence
From the top down and from the back forward: upper edges, cupboard interiors, radiators including the recess, switches and sockets, doors and rebates, and the floor last.
The kitchen cleaned in pieces
Oven with trays and racks, extractor including the grease filter, hob, fronts, handles, plinth panels, the worktop joint and the fridge inside, including the defrost tray.
Bathroom and WC descaled
Taps, shower head, shower screen, joints, drain gratings, the outside of the cistern and the inside of the pan with its water line. Limescale and urine scale are dissolved, not scraped off.
Windows with rebate and fittings
Glass on both sides, frame, rebate, drainage openings, sill inside and out. On a Viennese box-type window every level, which is largely handwork and is recorded as such.
Furniture shadows, adhesive residue and drilling dust
Standing marks, plug dust, remains of carpet tape and wall hooks are taken up. Anything that will not come off without loss of substance goes into the record.
Handover photographs and remedial work
Every room is photographed with the date once the work is finished. If something is noticed at the handover, it is put right within 48 hours.

With a move-out clean there is money riding on the surfaces: the deposit is either released or withheld, and that is decided at the handover by somebody walking through the flat with a form. „swept clean“ is not a technically defined condition but a form of words — what is actually required is set out in the tenancy agreement and in the handover record, and that is precisely why cheap final cleans are so often paid for twice. We record the condition beforehand, work through the flat in a fixed sequence, note what will remain for reasons of the material, and document every room with photographs. Furniture shadows and yellowing are not a cleaning matter
Under carpets, cupboards and furniture feet the covering has been exposed to light differently from the open floor: PVC and linoleum yellow or lighten to different degrees, because UV exposure, oxidation and, in the case of PVC, plasticiser migration are all at work. Once the rooms are emptied, the layout of the old furnishings is there to be seen, and no product will bring that surface to a single tone — the differences even out by themselves over weeks in daylight. We photograph such places before cleaning and note them in the record, so that they are not counted as soiling at the handover.
After years, kitchen grease is a resin and no longer a grease
The grease mist from pan and fryer settles on the top of wall units, on the hood and in the tile joints, and cross-links under heat into a tough brown layer that no longer responds to surfactants; it needs an alkaline degreaser with genuine dwell time and mechanical work afterwards. The alkali has its limits, though: aluminium grease filters and aluminium panels go matt and rough, high-gloss acrylic fronts stain, and oven seals suffer. That is why the kitchen is worked area by area with different products, and the filter goes into a milder bath rather than under the strongest agent.
In the bathroom there are three deposits and only two solutions
Limescale and urine scale are crystalline deposits and are dissolved with acidic cleaners and dwell time, not with a blade or scouring powder, and not on natural stone or on scratched enamel. Black spots in the silicone are fungal mycelium in the plasticiser of the joint: chlorine bleaches out the pigment, the network remains and colours again within weeks; the only lasting remedy is to replace the joint. And a milky haze on the shower screen that remains after descaling is glass corrosion — the silicate surface has been leached, material is missing there, and that belongs in the record before the handover rather than being laid at the cleaning team's door.
