02. What Senior Residence Cleaning at Bling Bling covers
The scope of work in Vienna at a glance — what the contract says and what actually happens on site.
Floor care without the shine trap
Linoleum, rubber and design flooring are cleaned in the pH range the covering will tolerate. Keeping the slip resistance takes precedence over shine; deep cleaning and sealing run to a plan and not on request.
Curtains, upholstery and seating groups
Day rooms live on textiles, and textiles hold smell, skin flakes and food residue longer than any hard surface. We vacuum with a filter class, work stains individually, and use spray extraction only where the drying time has room in the occupancy plan.
Care aids between two users
The walking frame, the wheelchair, the commode chair, the shower stool, the sling suspension of the hoist and the bed frame with its side rails are taken over and reprocessed. It is precisely the wheels, brake levers and handle grips that never get attention in the daily routine of a ward.
The servery kitchen and food distribution
Tray trolleys, regeneration trolleys, the serving counter, the refrigerator for between-meal snacks and the joints under the worktop. Work is done to a plan with a colour code and a rinse afterwards, because food is handled openly here.
The laundry route and the waste route kept apart
The dirty linen room, sack holders, the laundry chute, the disposal room for incontinence material together with the area around the containers, and the floor drain. Clean and unclean routes are not crossed, and the room is run as an area of its own.
Windows, the conservatory and glazing in the corridor
Glass on both sides, frames, rebates, window sills, and the glass partitions to the terrace and the conservatory. With box-type windows in older stock each plane is done separately; that is hand work and it is planned as such.
Vienna has the most buildings of this kind and also the oldest stock: many schemes are housed in Gründerzeit buildings, with box-type windows, high rooms and corridor windows that can only be done by hand and plane by plane. Inner-city sites have no access road of their own, materials come in over the loading bay in the short-stay parking zone, and noisy work is limited in time in a residential setting. Waste from the disposal room goes through commercial collection and hazardous items through the MA 48 collection points — the route is settled before the first round.
03. Senior Residence Cleaning: Bling Bling vs. the competition
In a sheltered housing scheme for older people the work is done in an occupied building: during the round somebody is sitting in the room, somebody crosses the damp patch with a walking frame, and the dining room is in use three times a day. Tenders here rarely fail on the cleaning itself but on the timing and on turnover of staff — residents let faces they know into the room, and anyone sending a different team every week loses that access. We staff the scheme from our own permanently employed core team, work to a written cleaning and disinfection plan with agents on the RKI and VAH lists, and place wet work outside the hours when residents are walking about. We state the cost range after the inspection, because occupancy, the care focus and the floor construction determine the effort involved. In Vienna, Bling Bling works with the same core team that knows the building.

06. 10 reasons for Senior Residence Cleaning from Bling Bling
What a cleaning company has to be measured against — and which of it can be verified.
1In business since 2014
A family firm, not a franchise and not a broker — whoever quotes also carries out the work.
2Registered core team
Permanently employed and properly registered. No chain of subcontractors where nobody is liable at the end.
3The same people every time
The team knows the building, the access and the routines. Cover is arranged and named in advance.
4€3m public liability
Personal injury, property and financial loss covered; the certificate is attached to the quotation.
5RKI/VAH-listed agents, HACCP
Listed agents, trained staff, a cleaning and disinfection plan for each building.
6Multilingual
German, English and five further languages — the briefing gets through.
7No price without a site visit
A flat price over the phone rarely holds. After the visit the framework is set out in writing. A monthly flat rate applies to weekly recurring cleaning; one-off and deep cleans by effort - hourly, per square metre or flat - travel included.
8Dated proof
Record of each visit and photo documentation, reported monthly.
9A plan rather than habit
We keep a written cleaning and disinfection plan for each area and document the work with a date. In the event of an outbreak it can then be shown which surface was treated when and with which spectrum of activity.
10An additional round without a contract negotiation
If a wing needs more at short notice, the round is added and recorded, rather than waiting for a variation to the contract first.
07. Senior Residence Cleaning in 4 more cities
Bling Bling works in Vienna, Graz, Linz, Salzburg and Klosterneuburg — with its own staff on site, not with subcontractors hired in.
08. Senior Residence Cleaning for 5 typical situations
The same service looks different depending on the occasion — these five situations come up most often.
Advent, the summer party and family open days
Before and after events in the dining room: textiles, seating, floor edges and sanitary areas in one round, so that normal operation runs in the morning.
Decorating or a floor replacement in one wing
Where a corridor is refurbished section by section, the fine clean follows behind the trade and the wing is released again section by section.
Merging or closing living units
Where rooms are reallocated, units have to be cleared, deep cleaned and handed back in quick succession, including the insides of cupboards and the care aids.
A norovirus or influenza wave in the building
Additional rounds on all hand contact surfaces, agents chosen to suit the pathogen, and the affected wing kept separate and dealt with last.
A change of room or a new occupant
Deep cleaning of the unit before moving in, including the insides of cupboards, floor edges, the radiator recess and the sanitary area.
★ Worth knowing
What is often misjudged about Senior Residence Cleaning
Said up front, on the facts — not after the invoice.
A smell in the corridor is a clue, not a question of frequency
If a corridor smells despite daily cleaning, the source is almost always somewhere else: in a floor drain in the disposal room that has run dry and lost its water seal, in an open tile joint under the washbasin, in a curtain, or in the foam of a bench seat. More cleaning rounds dilute the smell but do not remove it, and fragrances merely lie on top of it. We follow it up during the round and report which joint, which drain or which piece of upholstery is the source.
Disinfection does not replace cleaning, it follows it
On a surface with a residue of secretions, protein or grease the active substance is bound and no longer reaches the concentration needed — which is why the surface is cleaned first and only then disinfected. Second, the contact time decides the outcome: the surface has to stay visibly wet for the stated time, and wiped dry straight away it achieves practically nothing. Third, the spectrum of activity has to suit the pathogen — alcohol and quaternary compounds do not cover non-enveloped viruses such as noroviruses, and for those a preparation listed as virucidal is needed.
The smell of urine is rarely in the floor
Urine salts crystallise out wherever liquid is left standing: in open tile joints, in aged silicone seals and under the escutcheons of grab rails. The deposit itself is a crystalline calcium salt and dissolves with acidic cleaners and contact time, which must not, however, be used on natural stone or on damaged enamel. What cannot be dissolved is a question of the joints and not a question of cleaning — at the initial assessment we say which seal needs renewing.

●. Frequently asked questions about Senior Residence Cleaning in Vienna
What does Senior Residence Cleaning cost?
There is no price before the site visit, and a figure given over the phone rarely holds. We look at surfaces, access and time windows, and then the cost framework is set out in writing with a schedule of services. What changes the price: the area, the frequency, the condition at handover and the time of day the work is done. Two rules apply everywhere: a monthly flat rate is only offered for recurring cleaning at least once a week, including stairwells. One-off jobs, first cleans and deep cleans are billed by effort - depending on the service by the hour at a higher rate, by square metre or as a flat price - and travel time there and back counts.
Is the site visit really free?
Yes, free of charge and without obligation. It is the only way to quote seriously, so we treat it as part of the offer, not as a service to be paid for.
Does the same person come every time?
Yes. The team is permanently employed and knows the building, the access arrangements and the routines. Cover is arranged in advance and named, and it works from the building log, not from a verbal handover.
Is your staff properly registered?
All of them, with social insurance. No chain of subcontractors in which nobody is liable at the end. Proof is provided on request.
What insurance is in place?
Public liability of €3m, covering personal injury, property damage and financial loss. The certificate is attached to the quotation.
What happens if something is not right?
It is put right within 48 hours, in writing, at no extra cost. Measured against the schedule of services and a joint inspection, not against an impression.
Can you work outside business hours?
Yes — early, late, at weekends or on public holidays. In occupied buildings, daytime cleaning in sections is often the better option, because the client sees the work and can raise anything immediately.
Do I have to provide materials or a room?
Materials and equipment we bring. What helps is a lockable store with a slop sink, space for the trolley and somewhere for pads to dry — damp pads in a closed bag are the most common source of smell in an otherwise clean building.
What notice period applies?
The contract is terminable monthly. There is no minimum term and no automatic extension by the year.
Do you also work in English?
Yes — German, English and five further languages. The briefing gets through, which matters more on site than it sounds.
Which documents do I get?
A schedule of services with frequencies, a dated record of each visit, photo documentation before and after, and a monthly report.
How quickly can you start?
Usually within a few working days of the quotation being accepted. Short-notice jobs are most readily possible in Vienna, because travel times within a district are short.
