02. What Student Housing Cleaning at Bling Bling covers
The scope of work in Vienna, Graz, Linz, Salzburg and Klosterneuburg at a glance — what the contract says and what actually happens on site.
Shared kitchens on each floor
Hobs, ovens including their trays, the extractor hood with its grease filter, fridge seals and the joint between the worktop and the tiled splashback. Grease is dissolved and not spread about.
Shared showers and WC facilities
Shower trays, partitions, drain gratings, joints and barefoot areas. Cleaning is followed by disinfection with a declared fungicidal spectrum of activity, because barefoot areas pass on athlete's foot spores.
Corridors, stairs and study areas
High footfall, a great deal of dirt from shoes, scuffing from rucksacks on the walls. Balustrades and door handles are covered in the contact surface round.
Laundry and drying room
Lint from dryer filters, limescale on supply pipes and hoses, damp in the corners. A clogged dryer filter is also a fire load, and it is reported.
Handing over rooms at the change of semester
On a change of occupant, deep cleaning of the unit: the insides of cupboards, the bed frame, the window rebate, floor edges, adhesive residue on the wall and the door.
Bin stores and collection points
The area around the containers, the floor drain and the wall plinth, separated fractions and a surface with no liquid standing on it — that is the place where pests otherwise start.
03. Student Housing Cleaning: Bling Bling vs. the competition
A hall of residence is used by people who are not paid to keep it in order, and it has three places where contracts regularly break down: the shared kitchen, the shared shower and the change of semester, when hundreds of units are handed over within a few days. Cheap tenders cost that out at regular cleaning times and deliver a wipe of the cloth in the kitchen where an alkaline grease remover with contact time would be needed. We separate regular cleaning, the hygiene round and handover cleaning into three services, keep a planned crew in reserve for the change of semester, and document every unit with photographs. The cost range follows the inspection, because occupancy density, the number of kitchens and the floor coverings determine the effort involved.

06. 10 reasons for Student Housing Cleaning from Bling Bling
What a cleaning company has to be measured against — and which of it can be verified.
1In business since 2014
A family firm, not a franchise and not a broker — whoever quotes also carries out the work.
2Registered core team
Permanently employed and properly registered. No chain of subcontractors where nobody is liable at the end.
3The same people every time
The team knows the building, the access and the routines. Cover is arranged and named in advance.
4€3m public liability
Personal injury, property and financial loss covered; the certificate is attached to the quotation.
5RKI/VAH-listed agents, HACCP
Listed agents, trained staff, a cleaning and disinfection plan for each building.
6Multilingual
German, English and five further languages — the briefing gets through.
7No price without a site visit
A flat price over the phone rarely holds. After the visit the framework is set out in writing. A monthly flat rate applies to weekly recurring cleaning; one-off and deep cleans by effort - hourly, per square metre or flat - travel included.
8Dated proof
Record of each visit and photo documentation, reported monthly.
9Staff in the building who speak several languages
The residents come from many countries. German, English and five further languages help more at the kitchen door than a notice on the wall.
10Handover records that stand up for the hall management
Photographs with a date for every unit. Anyone withholding or releasing a deposit then has evidence and not an assertion.
07. Student Housing Cleaning in 5 more cities
Bling Bling works in Vienna, Graz, Linz, Salzburg and Klosterneuburg — with its own staff on site, not with subcontractors hired in.
08. Student Housing Cleaning for 5 typical situations
The same service looks different depending on the occasion — these five situations come up most often.
The change of semester
A mass move-out and move-in within a few days, unit by unit with a record and a photographic condition report.
After a party in the common room
A sticky film from drinks on the floor, stains in the textiles, sanitary facilities under strain — finished before business resumes in the morning.
Recurring mould in the showers
Joints, silicone seals and extract grilles are assessed and treated, not merely wiped over.
After water escapes on a floor
The screed dust left after drying out lies in the corridor and the rooms and has to be taken off properly.
Before an inspection by the owner or the funding body
Communal areas, kitchens and sanitary areas brought to a documented condition.
★ Worth knowing
What is often misjudged about Student Housing Cleaning
Said up front, on the facts — not after the invoice.
Kitchen grease turns to resin over time
The aerosol mist above the pan and the deep fryer settles on wall units, the hood and the tiled splashback, and under heat it cross-links into a tough layer that surfactants no longer dissolve. What helps is an alkaline grease remover with a genuine contact time and mechanical work afterwards — what does not help is more pressure with the cloth. At the same time alkali has a limit: aluminium grease filters, aluminium fascias and anodised parts are attacked by it and go dull and rough; those go into a more mildly set bath.
Limescale and lime soap are two different deposits
Limescale is carbonate out of the mains water; lime soap forms when shower gel and shampoo react with the hardness minerals in the water, and it builds a water-insoluble, grey and greasy film on partitions and fittings. Both come off with acidic cleaners and contact time, but not on natural stone, not on damaged enamel and never in combination with chlorine-based products. If a milky haze remains on the shower screen afterwards, that is as a rule glass corrosion: the silicate surface has been leached, material is missing there, and no chemistry brings it back.
Black spots in the silicone are mycelium, not dirt
Moulds grow in the plasticiser of the joint, that is to say beneath the surface; chlorine-based products bleach the colourant, the network remains and darkens again within weeks. The only lasting remedy is replacing the joint, and the cause is almost always moisture that is not carried away after showering — the extract switched off, the grille covered over, no run-on time. We treat it as part of the cleaning, but say clearly in the assessment which joint needs renewing; our partner firm Skyline Bau GmbH takes that on.

●. Frequently asked questions about Student Housing Cleaning
What does Student Housing Cleaning cost?
There is no price before the site visit, and a figure given over the phone rarely holds. We look at surfaces, access and time windows, and then the cost framework is set out in writing with a schedule of services. What changes the price: the area, the frequency, the condition at handover and the time of day the work is done. Two rules apply everywhere: a monthly flat rate is only offered for recurring cleaning at least once a week, including stairwells. One-off jobs, first cleans and deep cleans are billed by effort - depending on the service by the hour at a higher rate, by square metre or as a flat price - and travel time there and back counts.
Is the site visit really free?
Yes, free of charge and without obligation. It is the only way to quote seriously, so we treat it as part of the offer, not as a service to be paid for.
Does the same person come every time?
Yes. The team is permanently employed and knows the building, the access arrangements and the routines. Cover is arranged in advance and named, and it works from the building log, not from a verbal handover.
Is your staff properly registered?
All of them, with social insurance. No chain of subcontractors in which nobody is liable at the end. Proof is provided on request.
What insurance is in place?
Public liability of €3m, covering personal injury, property damage and financial loss. The certificate is attached to the quotation.
What happens if something is not right?
It is put right within 48 hours, in writing, at no extra cost. Measured against the schedule of services and a joint inspection, not against an impression.
Can you work outside business hours?
Yes — early, late, at weekends or on public holidays. In occupied buildings, daytime cleaning in sections is often the better option, because the client sees the work and can raise anything immediately.
Do I have to provide materials or a room?
Materials and equipment we bring. What helps is a lockable store with a slop sink, space for the trolley and somewhere for pads to dry — damp pads in a closed bag are the most common source of smell in an otherwise clean building.
What notice period applies?
The contract is terminable monthly. There is no minimum term and no automatic extension by the year.
Do you also work in English?
Yes — German, English and five further languages. The briefing gets through, which matters more on site than it sounds.
Which documents do I get?
A schedule of services with frequencies, a dated record of each visit, photo documentation before and after, and a monthly report.
How quickly can you start?
Usually within a few working days of the quotation being accepted. Short-notice jobs are most readily possible in Vienna, because travel times within a district are short.
