Housekeeping in Graz

02. What Housekeeping at Bling Bling covers

The scope of work in Graz at a glance — what the contract says and what actually happens on site.

Extra bed, cot and high chair

Cleaned before every issue and disinfected with a listed agent, straps, joints and hinges individually, mattress protector changed. Storage is dust-protected and not in an open corridor.

Linen circuit and stock

Soiled linen counted separately by item, linen taken out of service sorted out and reported, fresh linen stored closed, shortfalls in writing. Management sees consumption and loss without having to count.

Departure and stayover rooms to the house standard

Two different routines with a fixed sequence from clean to unclean, so that nothing is handled twice and nothing is carried over. The standard comes from the house; we work to it and train our staff on it.

Bed making and linen change

Linen stripped, mattress protector and topper checked, the bed made up again, soiled linen counted into the bag. The trolley is loaded before the floor is started, not part-way through.

The guest bathroom

Basin, taps, shower glass, WC, mirror and floor with separated cloths, consumables laid out to the standard. Limescale is dealt with as part of the cycle, not allowed to accumulate.

Contact surfaces and technology in the room

Light switches, door handles, remote control, telephone, safe, kettle, minibar and wardrobe handles. The work is done with listed agents and their contact time; displays are worked barely damp and without alcohol.

In Graz group arrivals come from the university calendar, trade fairs and congresses, so there are many departure rooms on the same day. Houses in the old-town conservation area frequently have stairs without a lift and several levels: linen is carried, and the distance is the real time item in the cycle. In summer the basin location brings heat and continuous use of the air conditioning, which is why filter mats and condensate trays in the rooms need a tighter cycle there than in winter.

03. Housekeeping: Bling Bling vs. the competition

Housekeeping is work on a cycle, and the cycle follows from room size, departure rate, bathroom fittings and the distances on the floor — not from a round number of rooms per member of staff. If the cycle is set too high, the time is lost in exactly the places guests look at: how the bed sits, the shower glass, the mirror, the corners of the bathroom. On top of that, work in guest rooms is work of trust — access to every room, other people's property, open suitcases — which is why the question of who goes in matters as much as the question of how fast. We calculate the cycle for each house, staff it from our permanently employed core team without subcontractors, and demonstrate the quality through room check spot checks rather than through assurances. In Graz, Bling Bling works with the same core team that knows the building.

06. 10 reasons for Housekeeping from Bling Bling

What a cleaning company has to be measured against — and which of it can be verified.

1In business since 2014

A family firm, not a franchise and not a broker — whoever quotes also carries out the work.

2Registered core team

Permanently employed and properly registered. No chain of subcontractors where nobody is liable at the end.

3The same people every time

The team knows the building, the access and the routines. Cover is arranged and named in advance.

4€3m public liability

Personal injury, property and financial loss covered; the certificate is attached to the quotation.

5RKI/VAH-listed agents, HACCP

Listed agents, trained staff, a cleaning and disinfection plan for each building.

6Multilingual

German, English and five further languages — the briefing gets through.

7No price without a site visit

A flat price over the phone rarely holds. After the visit the framework is set out in writing. A monthly flat rate applies to weekly recurring cleaning; one-off and deep cleans by effort - hourly, per square metre or flat - travel included.

8Dated proof

Record of each visit and photo documentation, reported monthly.

9Deep cleaning of rooms as a cycle that can be planned

It runs as a job of its own, with the room blocked and a written record, and not as a sideline within the daily cycle, where it is always the first thing to be dropped.

10Linen and inventory figures in writing

Counts, shortfalls, linen taken out of service and damage reports are documented — management sees consumption and loss without having to count again.

08. Housekeeping for 5 typical situations

The same service looks different depending on the occasion — these five situations come up most often.

Changing over to a new room standard

After refurbishment, a change of beds or a change of amenities, the routine is written up again, trained, and accompanied by room checks over the first few days.

A long-stay guest or an apartment in the house

A different rhythm applies there: a weekly change, an interim freshen-up, separate routines for the kitchen and the crockery. That is written up separately and trained separately.

Evening service for part of the rooms

Turn down the bed, freshen the bathroom, change glasses and towels, close the curtains. A second, short round in the evening with its own staffing.

After contractors have worked in a room

Drilling dust lies on every surface, including inside drawers and on the top edges of curtains. The room is only released again after a check.

Floor-by-floor deep cleaning in the shoulder season

The quiet period is the only window in which rooms can come out of sale for a whole day. The floor is worked through one room after another and handed over individually.

★ Worth knowing

What is often misjudged about Housekeeping

Said up front, on the facts — not after the invoice.

A mattress is an inventory item with a service life

A person gives off moisture during the night, and it travels into the topper and the core of the mattress; without a washable protector and without airing it stays there, and the core dries slowly. That is why an encasement or protector runs in the linen circuit, the mattress is rotated or turned on a cycle — with many pocket-sprung models only rotated, because they have a defined sleeping side — and vacuumed with a fine filter rather than beaten, because beating puts the dust into the room. Stains, sagged areas and damaged covers are reported with the room number, the date and a photograph: when to replace is an investment decision for the house, and that needs evidence rather than impressions.

Blackout fabric and blinds must not get wet

Blackout material is a woven fabric with a backing coating of acrylic or foam, and it is precisely that layer which makes it light-tight. Moisture, rubbing and alkaline agents attack it: the fabric becomes patchy, the layer splits open along the folds, and after that the guest sees points of light in a darkened room — damage that cannot be recovered and means replacing the whole width. The work is done dry: with low suction and a brush nozzle from top to bottom, track, gliders and blind cassette dusted, marks treated individually with little moisture and dried afterwards. Laundering fabrics of this kind runs through the supplier according to the care label and not through the floor team.

Bed bugs are identified from the seam, not from the insect

What is visible first are dark specks of excrement, cast skins and egg cases on the mattress seam, the slatted base, the headboard and behind loose beading — the insect itself is rarely seen during the day. A find is a case for reporting and not a case for cleaning: vacuuming, spraying or changing the linen in an open trolley distributes the population across the floor. The procedure is to take the room out of use, remove the linen in a closed bag, include the neighbouring rooms and call in a pest controller — we train our staff on that and report immediately with a photograph and the room number.

●. Housekeeping in context

Housekeeping rarely stands alone. These services are most often booked alongside it:

Anyone commissioning Housekeeping usually needs more than a single appointment. Everything from one source means one contact person, one contract, one combined invoice — and the same team that already knows the building.

●. Frequently asked questions about Housekeeping in Graz

What does Housekeeping cost?

There is no price before the site visit, and a figure given over the phone rarely holds. We look at surfaces, access and time windows, and then the cost framework is set out in writing with a schedule of services. What changes the price: the area, the frequency, the condition at handover and the time of day the work is done. Two rules apply everywhere: a monthly flat rate is only offered for recurring cleaning at least once a week, including stairwells. One-off jobs, first cleans and deep cleans are billed by effort - depending on the service by the hour at a higher rate, by square metre or as a flat price - and travel time there and back counts.

Is the site visit really free?

Yes, free of charge and without obligation. It is the only way to quote seriously, so we treat it as part of the offer, not as a service to be paid for.

Does the same person come every time?

Yes. The team is permanently employed and knows the building, the access arrangements and the routines. Cover is arranged in advance and named, and it works from the building log, not from a verbal handover.

Is your staff properly registered?

All of them, with social insurance. No chain of subcontractors in which nobody is liable at the end. Proof is provided on request.

What insurance is in place?

Public liability of €3m, covering personal injury, property damage and financial loss. The certificate is attached to the quotation.

What happens if something is not right?

It is put right within 48 hours, in writing, at no extra cost. Measured against the schedule of services and a joint inspection, not against an impression.

Can you work outside business hours?

Yes — early, late, at weekends or on public holidays. In occupied buildings, daytime cleaning in sections is often the better option, because the client sees the work and can raise anything immediately.

Do I have to provide materials or a room?

Materials and equipment we bring. What helps is a lockable store with a slop sink, space for the trolley and somewhere for pads to dry — damp pads in a closed bag are the most common source of smell in an otherwise clean building.

What notice period applies?

The contract is open-ended with three months' notice. There is no minimum term and no automatic extension by the year.

Do you also work in English?

Yes — German, English and five further languages. The briefing gets through, which matters more on site than it sounds.

Which documents do I get?

A schedule of services with frequencies, a dated record of each visit, photo documentation before and after, and a monthly report.

How quickly can you start?

Usually within a few working days of the quotation being accepted. Short-notice jobs are most readily possible in Vienna, because travel times within a district are short.
