02. What Facility Management at Bling Bling covers
The scope of work in Graz at a glance — what the contract says and what actually happens on site.
Underground car park with outlets and separator surroundings
Driveways and parking spaces are worked by machine, channels and silt traps are opened and cleared, and the surroundings of the light liquid separator to ÖNORM EN 858 are kept clean. Oil stains are worked with an absorbent and an alkaline agent, not with high pressure, which opens up the coating and the joints.
Post installation, notice case and name plates
The letterbox installation, the entry phone, the notice case, the notice board and the name plates are cleaned and checked for completeness. The plates themselves are not replaced, but they are reported where they are missing or no longer legible.
Stairwell and corridors
Floors, railings, hand contact surfaces
Garage and underground car park
Sweeping, wet cleaning, oil stains
Bin store cleaning
Hygienic, odour-binding, the bins themselves
Lift cleaning
Car, mirror, buttons, floors
In Graz a proportion of the properties lie in the hillside locations to the west: sloping access roads, outdoor stepped paths, retaining walls — in winter that means more gritting, more repetition, and in spring a large quantity of grit that has to be collected up. In the stock of the old-town conservation area there are terrazzo, stone-wood steps and timber railings which tolerate neither acid nor wet cleaning. The inversion lays a grey film on glass, handrails and post installations. In student residences, peaks of bulky waste arise at the turn of the semester, and these are planned in.
03. Facility Management: Bling Bling vs. the competition
Facility management is offered by many firms, from large providers through regional businesses to individual caretaking services. Mostly, though, they cover only part of the field or work with subcontractors. What is different at Bling Bling Premium Reinigung: every building service from a single source — with a permanent, registered core team and no subcontractors, so that whoever quotes for the work carries it out — a cleaning record, winter service with liability, and €3m public liability. A family firm since 2014. In Graz, Bling Bling works with the same core team that knows the building.

06. 10 reasons for Facility Management from Bling Bling
What a cleaning company has to be measured against — and which of it can be verified.
1In business since 2014
A family firm, not a franchise and not a broker — whoever quotes also carries out the work.
2Registered core team
Permanently employed and properly registered. No chain of subcontractors where nobody is liable at the end.
3The same people every time
The team knows the building, the access and the routines. Cover is arranged and named in advance.
4€3m public liability
Personal injury, property and financial loss covered; the certificate is attached to the quotation.
5RKI/VAH-listed agents, HACCP
Listed agents, trained staff, a cleaning and disinfection plan for each building.
6Multilingual
German, English and five further languages — the briefing gets through.
7No price without a site visit
A flat price over the phone rarely holds. After the visit the framework is set out in writing. A monthly flat rate applies to weekly recurring cleaning; one-off and deep cleans by effort - hourly, per square metre or flat - travel included.
8Dated proof
Record of each visit and photo documentation, reported monthly.
9One record for clearing and gritting
Every winter service visit is recorded with the date, the time, the area and the grit used, because in a liability case only the record counts and not the recollection.
10Defects come with a photograph, not as hearsay
Broken light fittings, obstructed escape routes, open gullies, dripping pipework: we report to the management with a picture and a date, before it turns into damage or a complaint.
07. Facility Management in 4 more cities
Bling Bling works in Vienna, Graz, Linz, Salzburg and Klosterneuburg — with its own staff on site, not with subcontractors hired in.
08. Facility Management for 5 typical situations
The same service looks different depending on the occasion — these five situations come up most often.
Combined as you wish
Start with one area and extend at any time — you pay only for what you book.
Taking on a property after a change of managing agent
When the management changes, there is usually no record of the existing condition. We go through the property once completely, document the condition with a photograph and a date, and derive the frequencies from that, rather than taking over a plan that does not suit the building.
Before an owners' meeting or a building inspection
Before a meeting, exactly the points that are noticed on a walk round are addressed: the corners of the stairwell, the smell in the bin store, the garage entrance, the edge of the grounds. The condition is established beforehand and recorded photographically.
After a storm, heavy rain or flooding
After an event, gullies, light wells, gutters and access roads are covered with leaves and silt, and there is washed-up material in the yard. The work proceeds outwards from the outlets, so that the next water can get away again.
First occupation of a new property
In the first months after occupation the requirement changes weekly: residual construction dirt, removal boxes, a high volume of bulky waste, grounds that have not yet established. The frequencies are adjusted during that phase and then fixed.
★ Worth knowing
What is often misjudged about Facility Management
Said up front, on the facts — not after the invoice.
The duty to clear and grit stays with the owner, even with a service provider
Under § 93 StVO the owner of a property is obliged to clear snow from the pavements and footways along that property between 6 a.m. and 10 p.m. and to grit them in icy conditions; a strip of around three metres in width is covered. Transferring the work to a service provider does not remove the duty but converts it into a duty to choose and to supervise: in a dispute, the question is who cleared and gritted, and when, and who checked it. That is exactly why the visit record with the date, the time, the area and the grit used is the most important part of the service and not a formality — a cleared area without a record is, in proceedings, an assertion. Where snow continues to fall, moreover, what is owed is not one pass but repetition for as long as it is necessary.
The grit chosen decides the follow-on costs to the building
Chloride-based road salt melts ice reliably, but it travels with the meltwater into concrete and into joints. In concrete, chlorides attack the reinforcement — the corrosion that results spalls off the concrete cover, and it affects precisely those elements that get gritted: garage ramps, stair strings, balcony slabs. Natural stone and brick leach out salts and develop white efflorescence, and the edges of planted areas are damaged. Grit is kinder to the building fabric but has two consequences that have to be planned for: it is carried into the building and the garage and acts as an abrasive on floors there, and it has to be collected up in spring, together with cleaning the gullies in which it accumulates. What suits a property is decided by the building element and the substrate, not by the price per sack.
In older stock there are floors that do not like mopping water
Gründerzeit stairwells frequently have stone-wood steps or magnesia screed: a magnesite-bound surface which takes up water, swells, cups and then sands away — there the work is done exclusively with a barely damp pad and never wet. Terrazzo and cement tiles are cement-bound and react to acidic agents with matt marks that cannot be repaired. Marble and limestone likewise. Cast stone and porcelain stoneware are more robust but take up maintenance films which become slippery on steps when wet — and the edge of the step is the place where people actually fall in a building. That is why different solutions and frequencies are run within the same stairwell, the work is done in sections and the wet part is secured, rather than mopping through once from the top down.

●. Frequently asked questions about Facility Management in Graz
What does Facility Management cost?
There is no price before the site visit, and a figure given over the phone rarely holds. We look at surfaces, access and time windows, and then the cost framework is set out in writing with a schedule of services. What changes the price: the area, the frequency, the condition at handover and the time of day the work is done. Two rules apply everywhere: a monthly flat rate is only offered for recurring cleaning at least once a week, including stairwells. One-off jobs, first cleans and deep cleans are billed by effort - depending on the service by the hour at a higher rate, by square metre or as a flat price - and travel time there and back counts.
Is the site visit really free?
Yes, free of charge and without obligation. It is the only way to quote seriously, so we treat it as part of the offer, not as a service to be paid for.
Does the same person come every time?
Yes. The team is permanently employed and knows the building, the access arrangements and the routines. Cover is arranged in advance and named, and it works from the building log, not from a verbal handover.
Is your staff properly registered?
All of them, with social insurance. No chain of subcontractors in which nobody is liable at the end. Proof is provided on request.
What insurance is in place?
Public liability of €3m, covering personal injury, property damage and financial loss. The certificate is attached to the quotation.
What happens if something is not right?
It is put right within 48 hours, in writing, at no extra cost. Measured against the schedule of services and a joint inspection, not against an impression.
Can you work outside business hours?
Yes — early, late, at weekends or on public holidays. In occupied buildings, daytime cleaning in sections is often the better option, because the client sees the work and can raise anything immediately.
Do I have to provide materials or a room?
Materials and equipment we bring. What helps is a lockable store with a slop sink, space for the trolley and somewhere for pads to dry — damp pads in a closed bag are the most common source of smell in an otherwise clean building.
What notice period applies?
The contract is terminable monthly. There is no minimum term and no automatic extension by the year.
Do you also work in English?
Yes — German, English and five further languages. The briefing gets through, which matters more on site than it sounds.
Which documents do I get?
A schedule of services with frequencies, a dated record of each visit, photo documentation before and after, and a monthly report.
How quickly can you start?
Usually within a few working days of the quotation being accepted. Short-notice jobs are most readily possible in Vienna, because travel times within a district are short.
