Access planning and anchor points
Before the job we establish what the ropes will hang from: existing anchor devices to EN 795 with documentation, permanently installed roof anchors, parapet structures or temporary systems. Where there is nothing capable of taking the load, nothing is improvised — a solution is planned.
The two-rope system
Work is carried out on a working line with a self-locking descender and on an independently anchored backup safety line with a guided type fall arrester running on it. We use low stretch kernmantel ropes to EN 1891 Type A, with edge protection at every edge the rope runs over.
A second person and a rescue plan
Nobody works alone: the second person belays, keeps watch and can carry out a rescue if it comes to that. How a person is recovered from the rope is settled, with the equipment and the sequence, before the first metre of descent.
Work carried out with rope access
Glass and window cleaning at height, sections of facade, green growth in areas that are hard to reach, pigeon deterrence with netting, spikes and tensioned wire, gutters and emergency overflows, plus visual inspections of metalwork and joints with photographic records, and making loose parts safe.
Exclusion zone and the danger area
The area below the work position is cordoned off, on pavements with a marshal or hoarding, and windows and balconies in the zone are notified beforehand. The thresholds for stopping work in wind, thunderstorms, wet and ice are set before the start and they are adhered to.
Equipment management
Ropes, harnesses and connectors are marked and recorded in an inspection register, with a visual check before every use and an annual examination by a competent person. Equipment that has reached its withdrawal criteria is taken out of service and not used again.

Rope access pays where the access would cost more than the work itself: one elevation of a facade, a strip of rooflights, a parapet or pigeon deterrence does not call for weeks of scaffolding, and in courtyards or on pavements with a row of trees a mobile elevating work platform often cannot get there at all. That is not decided over the telephone but from the anchor situation at the building, because height is rarely the problem — the anchorage is. What is often misjudged about Rope Access Work

The obstacle is not the height, it is the anchor point
Anchor devices are classified into types under EN 795 — from single anchor points through rope-based systems to webbing slings — and every point needs a substrate able to take the load together with suitable fixings; with anchors drilled in afterwards, the load capacity depends on the concrete or masonry behind them. In practice there is nothing usable on many parapets: lightning protection conductors, aerials, railings and ventilation stubs are not anchor points, and roof safety hooks to EN 517 are intended for securing someone moving about the roof and are not automatically approved for rope access work. That is why the decision on feasibility is taken during the inspection — and sometimes the answer is that an anchor device has to be installed first.
Two systems, because rescue is a matter of minutes
The working line and the backup safety line hang separately, so that the failure of one of them is not an event; that is the basic rule of rope access technique as it is set out in the FISAT guidelines and as it is carried in Austria through worker protection law and the rules on personal protective equipment. The second reason for the accompanying person is hanging motionless in the harness: the circulation comes under strain within a short time, and rescue means minutes, not waiting for help from outside. Rescue equipment, a defined sequence and clear thresholds for stopping in wind, thunderstorms and ice therefore belong to the planning and not to improvisation.
Cleaning chemistry is the commonest invisible damage to a rope
A low stretch kernmantel rope to EN 1891 Type A loses strength not only through damage to the sheath, hardening, fall loading and UV ageing, but above all through contact with chemicals: acids attack polyamide without it being apparent from the outside — the rope looks sound and no longer holds. That is exactly what makes rope access awkward in combination with facade and sanitary chemistry, which is why ropes and cleaning agents are transported and stored separately and any contact with chemicals means the rope is taken out of service. The equipment is additionally checked visually before every use and examined at least annually by a competent person, documented in the inspection register with a date and the identification mark.

What does Rope Access Work cost?

Two rules apply everywhere: a monthly flat rate is only offered for recurring cleaning at least once a week, including stairwells. One-off jobs, first cleans and deep cleans are billed by effort - depending on the service by the hour at a higher rate, by square metre or as a flat price - and travel time there and back counts.
Is the site visit really free?
Yes, free of charge and without obligation. It is the only way to quote seriously, so we treat it as part of the offer, not as a service to be paid for.
Does the same person come every time?
Yes. The team is permanently employed and knows the building, the access arrangements and the routines. Cover is arranged in advance and named, and it works from the building log, not from a verbal handover.
Is your staff properly registered?

Materials and equipment we bring. What helps is a lockable store with a slop sink, space for the trolley and somewhere for pads to dry — damp pads in a closed bag are the most common source of smell in an otherwise clean building.

The contract is terminable monthly. There is no minimum term and no automatic extension by the year.
