Winter work at the roof edge

Where a building maintenance unit is installed, we use it after instruction and after checking the inspection documentation, with rope protection as a fallback and the emergency descent settled. Without valid inspection documentation the equipment is not put into operation.
The official route for the danger area
Closing a pavement or a carriageway on public land requires a permit, often together with a traffic signage plan and a lead time. We take on the application, the cordoning off and notifying the neighbours, so that the day of the work does not founder on the exclusion zone.
Access planning and anchor points
Before the job we establish what the ropes will hang from: existing anchor devices to EN 795 with documentation, permanently installed roof anchors, parapet structures or temporary systems. Where there is nothing capable of taking the load, nothing is improvised — a solution is planned.
The two-rope system
Work is carried out on a working line with a self-locking descender and on an independently anchored backup safety line with a guided type fall arrester running on it. We use low stretch kernmantel ropes to EN 1891 Type A, with edge protection at every edge the rope runs over.
Narrow old-town lanes admit no cherry picker, and conservation requirements rule out visible drilling for anchor points in many cases — work is done with temporary systems, parapet clamps and counterweights, and whether that will take the load is decided at the inspection and not over the telephone. The high rainfall and the growth of algae and moss on north elevations mean wet, slippery surfaces and more jobs called off, which is why we plan reserve dates in as a matter of course. There are also rock faces above buildings on the Mönchsberg and the Kapuzinerberg, where making safe and assessing the condition take place above occupied areas.

Rope access pays where the access would cost more than the work itself: one elevation of a facade, a strip of rooflights, a parapet or pigeon deterrence does not call for weeks of scaffolding, and in courtyards or on pavements with a row of trees a mobile elevating work platform often cannot get there at all. Cleaning chemistry is the commonest invisible damage to a rope
A low stretch kernmantel rope to EN 1891 Type A loses strength not only through damage to the sheath, hardening, fall loading and UV ageing, but above all through contact with chemicals: acids attack polyamide without it being apparent from the outside — the rope looks sound and no longer holds. That is exactly what makes rope access awkward in combination with facade and sanitary chemistry, which is why ropes and cleaning agents are transported and stored separately and any contact with chemicals means the rope is taken out of service. The equipment is additionally checked visually before every use and examined at least annually by a competent person, documented in the inspection register with a date and the identification mark.
The greater danger to others is the falling tool, not the fall
An object falling from twenty metres reaches around seventy kilometres an hour, and it does not fall vertically: drift from the wind increases with height, which is why the danger area at ground level has to be set wider than it looks from above. Every item of equipment therefore hangs on a tool lanyard with an adequate breaking load, small parts stay in closed containers, and there is a barrier below the work position, manned on pavements. The second point, often forgotten, is the spray drift: cleaning agents and water travel on the wind onto parked vehicles, open windows and neighbouring balconies, which is why notifying the neighbours, the routing of the water and protective coverings belong to the planning. For facade work over public land that is not a detail but the condition for the permit.
The wind at the building has little to do with the forecast
Between two buildings the flow accelerates, at a smooth facade an updraught forms, and over roof edges the flow separates: at the same address, completely different values can be present at different heights and on different elevations, which is why measurements are taken at the work position and the decision is not made from a forecast. Defined limits for wind speed, gusts, thunderstorms, wet and ice are fixed before the start, and stopping work is a decision based on a measured value, not on the schedule. Cold comes on top of that, because grip strength and fine motor control fall off and wet ropes stiffen in frost, which changes the handling and the braking effect in the descender. That is why we plan reserve dates into work at height — a postponed job is cheaper than one carried out at the limit.
