02. What Roof Terrace Cleaning at Bling Bling covers

The scope of work in Linz at a glance — what the contract says and what actually happens on site.

Cleaning the surface as the material requires

Timber brushed along the grain, WPC at low pressure only, porcelain stoneware and concrete slabs with the appropriate agent, jointing sand checked.

Railings, glass balustrade, screening

Glass panels on both faces, handrail, post feet and the drainage slots in the balustrade, plus the awning housing on the outside.

Secured working at the fall edge

Anchor points checked, personal protective equipment, materials and equipment secured against wind. Work stops in gusts.

Full-height sliding units and the floor track

Glass on both faces, frames, the recessed handle and the floor track including its drainage holes. A blocked track leaves water standing and forces it under the threshold.

Awning, shade sail and pergola

Fabric cleaned, frame, drop profile, guide rails and joints, plus the housing on the outside. Wind and rain sensors are kept clear and are not adjusted.

Planters and the substrate edge

The rim of the planted areas, the edge of the fleece, the substrate level and the area around the outlet. Roots at the outlet chamber are exposed and reported.

Along the Danube axis and in the newer development areas the surfaces are large and open, and the wind off the river carries dust in continuously. The iron oxide content from the industrial area shows on light-coloured paving and on glass as a rust-brown spotting that needs an acidic iron remover and does not come off with more pressure. Because many terraces lie in flood-prone locations, we check outlets and emergency overflows with particular care after every heavy rain.

03. Roof Terrace Cleaning: Bling Bling vs. the competition

On a roof terrace the risk is not the surface but what lies beneath it: the waterproofing, the root barrier and the outlets. Excessive pressure, the wrong chemistry or a forgotten leaf grating does not cost the appearance, it costs the ceiling below. Added to that are the fall edge and the wind at height. We begin with an initial survey including a visual check of the junctions, work with low pressure and a brush, lift the decking rather than mopping over it, and record outlets and findings photographically. No subcontractors: whoever quotes for the work carries it out. In Linz, Bling Bling works with the same core team that knows the building.

06. 10 reasons for Roof Terrace Cleaning from Bling Bling

What a cleaning company has to be measured against — and which of it can be verified.

1In business since 2014

A family firm, not a franchise and not a broker — whoever quotes also carries out the work.

2Registered core team

Permanently employed and properly registered. No chain of subcontractors where nobody is liable at the end.

3The same people every time

The team knows the building, the access and the routines. Cover is arranged and named in advance.

4€3m public liability

Personal injury, property and financial loss covered; the certificate is attached to the quotation.

5RKI/VAH-listed agents, HACCP

Listed agents, trained staff, a cleaning and disinfection plan for each building.

6Multilingual

German, English and five further languages — the briefing gets through.

7No price without a site visit

A flat price over the phone rarely holds. After the visit the framework is set out in writing. A monthly flat rate applies to weekly recurring cleaning; one-off and deep cleans by effort - hourly, per square metre or flat - travel included.

8Dated proof

Record of each visit and photo documentation, reported monthly.

9Surface and glass in one visit

Sliding units, balustrade glass and the floor area run in one sequence — otherwise the glass is covered in splashes again once the floor work is done.

10A visual check before the first brush

Junctions, parapet and penetrations are inspected and photographed before any water reaches the surface.

08. Roof Terrace Cleaning for 5 typical situations

The same service looks different depending on the occasion — these five situations come up most often.

After the autumn leaf fall

Leaves in the outlet are the most common reason for standing water on the terrace and moisture in the build-up.

After a storm or heavy rain with water ingress

Outlets and emergency overflows first, then the surface — and a photographic record for the managing agent or the insurer.

On letting or handover of a flat

The terrace forms part of the handover record and is regularly objected to, because it is forgotten when people move out.

After work on the roof or the façade

Mortar residue, drilling dust and sheeting from above land on precisely this surface.

Before an event on the terrace

Surface, glass, furniture and lighting in one day, with a follow-up visit afterwards — a wine glass on timber and candle wax on paving are the classics.

★ Worth knowing

What is often misjudged about Roof Terrace Cleaning

Said up front, on the facts — not after the invoice.

Rust spots on paving come from metal, not from dirt

Steel furniture feet, coasters, plant-pot grilles, screws and metallic dust from the air leave behind fine iron particles which, with moisture, draw into the surface as a rust spot. Alkaline cleaners get none of it out. What is needed is an acidic iron remover with contact time — on limestone and conglomerate it must not be used, and there the work is mechanical and finished with a polish. That is why we establish the type of paving before any agent reaches the surface.

After cleaning there is jointing sand missing

In paved and stone surfaces the joint is not there for decoration: it holds the slabs apart and leads water into the drainage layer. Every cleaning takes a little jointing material with it, and an empty joint lets slabs shift and rock — and then the edge breaks. After the visit we say where sand has to be topped up, and we use the material that suits the build-up, not any quartz sand that comes to hand.

Road salt has no place on a roof terrace

Salt attacks jointing mortar and the cement content of concrete slabs, travels with the meltwater into the build-up and there accelerates the freeze-thaw damage that is in any case most severe at the top edge. On timber and WPC it leaves efflorescence and raises the surface. Grit is the right material on this surface, and it is swept up again in spring, because otherwise it produces scratching and blocks the outlets.

●. Frequently asked questions about Roof Terrace Cleaning in Linz

What does Roof Terrace Cleaning cost?

There is no price before the site visit, and a figure given over the phone rarely holds. We look at surfaces, access and time windows, and then the cost framework is set out in writing with a schedule of services. What changes the price: the area, the frequency, the condition at handover and the time of day the work is done. Two rules apply everywhere: a monthly flat rate is only offered for recurring cleaning at least once a week, including stairwells. One-off jobs, first cleans and deep cleans are billed by effort - depending on the service by the hour at a higher rate, by square metre or as a flat price - and travel time there and back counts.

Is the site visit really free?

Yes, free of charge and without obligation. It is the only way to quote seriously, so we treat it as part of the offer, not as a service to be paid for.

Does the same person come every time?

Yes. The team is permanently employed and knows the building, the access arrangements and the routines. Cover is arranged in advance and named, and it works from the building log, not from a verbal handover.

Is your staff properly registered?

All of them, with social insurance. No chain of subcontractors in which nobody is liable at the end. Proof is provided on request.

What insurance is in place?

Public liability of €3m, covering personal injury, property damage and financial loss. The certificate is attached to the quotation.

What happens if something is not right?

It is put right within 48 hours, in writing, at no extra cost. Measured against the schedule of services and a joint inspection, not against an impression.

Can you work outside business hours?

Yes — early, late, at weekends or on public holidays. In occupied buildings, daytime cleaning in sections is often the better option, because the client sees the work and can raise anything immediately.

Do I have to provide materials or a room?

Materials and equipment we bring. What helps is a lockable store with a slop sink, space for the trolley and somewhere for pads to dry — damp pads in a closed bag are the most common source of smell in an otherwise clean building.

What notice period applies?

The contract is terminable monthly. There is no minimum term and no automatic extension by the year.

Do you also work in English?

Yes — German, English and five further languages. The briefing gets through, which matters more on site than it sounds.

Which documents do I get?

A schedule of services with frequencies, a dated record of each visit, photo documentation before and after, and a monthly report.

How quickly can you start?

Usually within a few working days of the quotation being accepted. Short-notice jobs are most readily possible in Vienna, because travel times within a district are short.
