We bleach and keep the joint in order, but we say clearly when it is due for renewal; the replacement itself is a job for the plumber or runs through our partner firm Skyline Bau GmbH.

Oiled timber floors are mopped barely damp only and need oil at intervals, not a care product at every round; standing water raises the grain, and on oak a wet spot in combination with iron — a bucket handle, steel wool, a screw — can discolour the timber dark grey to black through the tannic acid. Limestone, marble and many terrazzo and cement tiles, by contrast, are acid-sensitive: the common household remedies vinegar and citric acid etch the surface dull, and that change is no longer dirt but damage to the material.
