A schedule of services by room group and frequency
Before the first day it is set out in writing which room gets which task at which interval — daily, weekly, monthly or on a cycle. That expressly includes what is not covered, so it does not have to be discussed every week.
In Klosterneuburg the buildings are smaller: individual businesses, medical practices and offices in residential buildings, often with one contact and a fixed day of the week rather than a facilities manager. Loess from the vineyards and pollen from the Danube meadows settle on window sills, insect screens and outdoor furniture in spring, which raises the high-level and glass frequency at that time of year. After rain it is clay rather than city dust that comes into the entrance, which is why the coarse stage of the barrier matting matters more here than the absorbent stage.
03. Maintenance Cleaning: Bling Bling vs. the competition
Regular cleaning is offered by many providers in Vienna. What is different at Bling Bling Premium Reinigung: the same permanently employed member of staff without subcontractors, a written schedule of services, arranged cover, digital reporting and €3m public liability. A family firm since 2014, paying above the collective agreement. In Klosterneuburg, Bling Bling works with the same core team that knows the building.

06. 10 reasons for Maintenance Cleaning from Bling Bling
What a cleaning company has to be measured against — and which of it can be verified.
1In business since 2014
A family firm, not a franchise and not a broker — whoever quotes also carries out the work.
2Registered core team
Permanently employed and properly registered. No chain of subcontractors where nobody is liable at the end.
3The same people every time
The team knows the building, the access and the routines. Cover is arranged and named in advance.
4€3m public liability
Personal injury, property and financial loss covered; the certificate is attached to the quotation.
5RKI/VAH-listed agents, HACCP
Listed agents, trained staff, a cleaning and disinfection plan for each building.
6Multilingual
German, English and five further languages — the briefing gets through.
7No price without a site visit
A flat price over the phone rarely holds. After the visit the framework is set out in writing. A monthly flat rate applies to weekly recurring cleaning; one-off and deep cleans by effort - hourly, per square metre or flat - travel included.
8Dated proof
Record of each visit and photo documentation, reported monthly.
9A dosing unit instead of guesswork
Agents are made up through a dosing unit at the set concentration, because overdosing creates films and underdosing dissolves nothing.
10Cover works from the building log
If the regular member of staff is off, the cover works to the plan on file and the particularities of the building — not to a verbal handover.
07. Maintenance Cleaning in 4 more cities
Bling Bling works in Vienna, Graz, Linz, Salzburg and Klosterneuburg — with its own staff on site, not with subcontractors hired in.
08. Maintenance Cleaning for 5 typical situations
The same service looks different depending on the occasion — these five situations come up most often.
Taking a building onto a cycle for the first time
Before a cycle starts, the baseline condition is established: regular cleaning cannot work off an accumulated backlog, it holds a condition. Whatever old films, limescale and high-level dust are there is dealt with beforehand and recorded.
A change of use during the contract
More people, a new shift, extra rooms, public footfall instead of internal operation: then frequencies are adjusted rather than stretching the same hours further. We set out how much more each room group needs.
When quality is complained about
A complaint is measured against a joint inspection and the schedule of services, not against an impression formed in the afternoon. Whatever is genuinely missing is put right within 48 hours; whatever is not in the schedule either goes in or is deliberately left out.
Switching to daytime cleaning
Working during the day in an occupied building changes the equipment, the sequence and the manner: quieter vacuums, smaller sections, consideration for meetings and a clear rule on who releases which area. In return the client sees the work and can raise anything immediately.
The winter cycle through the heating season
From the first gritting until spring, the effort in the entrance, the lobby and the first few metres of circulation area doubles. There is a separate interval for that, with more frequent mat changes — rather than a discussion in January.
★ Worth knowing
What is often misjudged about Maintenance Cleaning
Said up front, on the facts — not after the invoice.
Cleaning quality is measurable, and it is measured by sampling
There is a standard for exactly this in cleaning services: ÖNORM EN 13549 describes how a quality measurement system is built — form room groups, define test criteria for each type of surface, set a sample size and an acceptance limit, and inspect at fixed intervals. Two things follow from that, and both save a great deal of argument in practice. First: the inspection takes place shortly after the work. An assessment late in the afternoon measures the day's use, not the morning's cleaning, because soiling begins with the first person through the door. Second: regular cleaning is visual cleaning at set frequencies, not deep cleaning. If a surface does not look the way the client expects even though the work was performed correctly, the problem is usually not the work but the frequency, or a periodic step missing from the schedule. That is why we write the schedule before the cycle begins and measure against it when the question arises — instead of negotiating afterwards over impressions.
Dosing, water hardness and the pad matter more than the product
The most common mistake in regular cleaning is overdosing. Too much cleaner leaves a surfactant film that binds dirt — the surface goes grey again faster, and in the entrance it becomes slippery when wet. That is why dosing goes through a dosing unit and not by a splash from the bottle. Water hardness plays its part: in hard water some of the surfactants are used up on the hardness minerals, leaving a limescale haze on smooth surfaces that is often read as poor work. The pH is chosen to suit the substrate: neutral to mildly alkaline on linoleum, design flooring and coated wood, acidic only in sanitary areas, strongly alkaline exclusively in deep cleaning. And the pad itself is a tool that needs maintenance: microfibre loses its effect if it is washed with fabric softener, treated too hot or loaded with grease — then it merely pushes the film around. One pad per room, or per defined area, and nothing goes back into the solution.
The entrance decides how much work the whole building needs
Most of the dirt in a building comes in under shoes, and it is spread onward over the first few metres. An effective barrier matting system has three stages: a coarse grating outside that takes off sand, grit and leaves, a brush mat in the lobby for the middle fraction, and an absorbent mat inside that takes up moisture. Length is what counts: the system only works once every foot lands on it several times. If a mat is too short or saturated, it spreads the dirt instead of holding it — which is why mat changes and lifting the gratings belong in the plan, not in the optional extras. Winter adds a second issue: road salt crystallises out as a white rim and is hygroscopic, so the surface stays damp, slippery and marked. The usual neutral cleaner will not remove that rim; it takes a salt and limescale remover, and it takes it regularly throughout the gritting season, not first in March. Grit, in turn, works mechanically: it abrades the wear layer, and an abraded surface takes up dirt more readily than an intact one — the floor then looks dirtier even though the work is done just as often.

●. Frequently asked questions about Maintenance Cleaning in Klosterneuburg
What does Maintenance Cleaning cost?
There is no price before the site visit, and a figure given over the phone rarely holds. We look at surfaces, access and time windows, and then the cost framework is set out in writing with a schedule of services. What changes the price: the area, the frequency, the condition at handover and the time of day the work is done. Two rules apply everywhere: a monthly flat rate is only offered for recurring cleaning at least once a week, including stairwells. One-off jobs, first cleans and deep cleans are billed by effort - depending on the service by the hour at a higher rate, by square metre or as a flat price - and travel time there and back counts.
Is the site visit really free?
Yes, free of charge and without obligation. It is the only way to quote seriously, so we treat it as part of the offer, not as a service to be paid for.
Does the same person come every time?
Yes. The team is permanently employed and knows the building, the access arrangements and the routines. Cover is arranged in advance and named, and it works from the building log, not from a verbal handover.
Is your staff properly registered?
All of them, with social insurance. No chain of subcontractors in which nobody is liable at the end. Proof is provided on request.
What insurance is in place?
Public liability of €3m, covering personal injury, property damage and financial loss. The certificate is attached to the quotation.
What happens if something is not right?
It is put right within 48 hours, in writing, at no extra cost. Measured against the schedule of services and a joint inspection, not against an impression.
Can you work outside business hours?
Yes — early, late, at weekends or on public holidays. In occupied buildings, daytime cleaning in sections is often the better option, because the client sees the work and can raise anything immediately.
Do I have to provide materials or a room?
Materials and equipment we bring. What helps is a lockable store with a slop sink, space for the trolley and somewhere for pads to dry — damp pads in a closed bag are the most common source of smell in an otherwise clean building.
What notice period applies?
The contract is terminable monthly. There is no minimum term and no automatic extension by the year.
Do you also work in English?
Yes — German, English and five further languages. The briefing gets through, which matters more on site than it sounds.
Which documents do I get?
A schedule of services with frequencies, a dated record of each visit, photo documentation before and after, and a monthly report.
How quickly can you start?
Usually within a few working days of the quotation being accepted. Short-notice jobs are most readily possible in Vienna, because travel times within a district are short.
