Whatever is not given up in the entrance area later lies throughout the building and has to be removed there piece by piece. A barrier matting zone only works once it is walked over several paces: a short mat in front of the door picks up hardly any fine dirt and gives it back when wet, and it needs cleaning on a cycle of its own. At the site visit we say where the zone is too short and which areas consequently raise their own cycle.
Clearing the pavement is the owner's duty
Within built-up areas in Austria, the owner of a property has to ensure that the pavement and footway along the building are cleared of snow and gritted in icy conditions between six in the morning and ten at night; where there is no pavement, it applies to a strip at the edge of the road. If someone falls, the decisive question is not whether it was cleared but whether that can be shown. So we record every clearing and gritting round with the date, the time and the material used — that is the document the property manager and the insurer want to see.
Escape routes in the stairwell are not storage space
Prams, bicycles, shoe cupboards and waste paper in the corridor are a fire load and obstruct escape and the emergency services when it matters; wedged fire doors and blocked smoke vents cancel out the system they belong to. We may not remove other people's property, but we look on every round, record it with a photograph and the date, and report it. That gives the property manager a basis for the letter to residents, not just a remark in passing.
